Select hidden drop-down menu choices via keyboard

You may be aware that you can activate menu selections—things like Open, Copy, Paste, and various program-specific menu items—from the keyboard. Once the menu is active, pressing the first few letters of the command’s name will select that menu item; pressing Return will then activate the selection.

What you may not have known is that you can do the same thing for certain drop-down menus hiding behind buttons—even when those menus aren’t yet visible. To take best advantage of this trick, you must first make sure you’ve got your machine set up such that the Tab key takes you to each available input. To do that, open the Keyboard & Mouse System Preferences panel, and then click on the Keyboard Shortcuts tab. At the bottom of this panel, make sure Full Keyboard Access is set to All Controls. You can now use the Tab key to select the drop-down menu, which you’ll need to do in order to then use the keyboard to access that drop-down’s menu items.

Now where are some of these hidden-but-usable drop-down menus you can access without first making the menu items visible? One spot is in Safari’s Add Bookmark menu. If you want to bookmark a site, and you know the name of the folder you’d like to drop it in, just press Command-D to open the Add Bookmark dialog, press Tab once so that the drop-down menu is highlighted, then press the first letter or letters of one of your bookmark folders’ names. After a brief delay, the drop-down menu’s contents will change to reflect the keys you pressed. Press Tab twice more to highlight Add, then press Return to save the bookmark.

Another potentially more useful spot is in Mail. When you’re composing a new e-mail message, you’ll notice there’s a drop-down menu at the lower left corner of the e-mail’s header area. If you click on this menu, you’ll see that it controls which fields are visible in the header area of the message—Cc, Bcc, Reply-to, and Priority can all be individually enabled or disabled. But instead of using the mouse, you can more easily toggle them with the keyboard instead.

With the menu highlighted (through a mouse click, or more typically, by Tabbing to it), press ‘b’ to hide or show the Bcc field; ‘c’ to hide or show the Cc field; etc. As with Safari, there’s a small delay after pressing the key before you see the result of your action, so don’t press the key again, or the end result will be that you’ll see no changes (as you’ll simply cycle a given field off then back on). I created a short movie (828KB) of this feature in action, as it’s much easier to see it used than it is to try to explain it.

I’m sure there are many other such menus where this trick works. It won’t, however, work on all of them, so you’ll have to experiment to find those where it’s usable.

Customize your Safari settings on iPhone

Customize your start page

When you open a new tab, you begin on your start page. You can customize your start page with new background images and options.

Scroll to the bottom of the page, then tap Edit.

Choose the options you want to appear on your start page:

Favorites: Display shortcuts to your favorite bookmarked websites. See Bookmark a favorite website .

Frequently Visited: Go straight to the websites you visit most.

Shared with You: See links shared with you in Messages, Mail, and more. See Find links shared with you .

Privacy Report: Stay updated on how many trackers and websites Safari blocked from tracking you. See View the Privacy Report .

Siri Suggestions: As you search, allow websites shared in Calendar and other apps to appear.

Reading List: Show webpages currently in your Reading List. See Add the current webpage to your Reading List .

Recently Closed Tabs: Go back to tabs you previously closed.

iCloud Tabs: Show open tabs from other Apple devices where you’re signed in with the same Apple ID and Safari is turned on in iCloud settings or preferences. See Organize your tabs with Tab Groups .

Note: Your custom start page settings are updated on all your Apple devices where you have Use Start Page on All Devices turned on, and you’re signed in with the same Apple ID using two-factor authentication .

Change the text size for a website on Safari

Use the Page Settings button to increase or decrease the text size.

Tap the large A to increase the font size or the small A to decrease it.

Change the display controls for a website on Safari

You can hide the search field, switch to Reader, and more.

Hide the search field: Tap Hide Toolbar (tap the bottom of the screen to get it back).

See a streamlined view of the webpage: Tap Show Reader (if available).

To return to the normal view, tap Hide Reader.

See what the webpage looks like on a desktop computer: Tap Request Desktop Website (if available).

You can also adjust Safari settings in Accessibility settings. Go to Settings > Accessibility > Per-App Settings. Tap Add App, choose Safari, then tap Safari to adjust the settings.

Choose where to save downloads

When you download a file in Safari, you can choose whether to save it to iCloud or on your iPhone.

iCloud Drive: Select this option to save downloads to the Downloads folder in iCloud Drive. This allows you to access the downloaded file on any iPhone, iPad, or Mac where you’re signed in with the same Apple ID .

On My iPhone: Select this option to save downloads to the Downloads folder on your iPhone.

Share website passwords with a group

You can create a group of trusted contacts and share a set of passwords. Passwords stay up to date for everyone in the group, and you can remove someone at any time.

When you right-click on any web page in Safari on Mac, it doesn't reveal the Show Page Source and Inspect Element buttons. To see these, you need to enable the Develop menu---we'll show you how to do that.

Once you've enabled the Develop menu, right-clicking a blank space on any website will reveal the Inspect Element and Show Page Source buttons. These allow you to take a look at the source code of any website, which is useful for things like downloading images from websites and debugging code or finding out what it looks like behind any site (for website designers).

You can easily turn on the Develop menu in Safari by following a couple of steps. Open Safari on your Mac and click the "Safari" button in the menu bar.

Next, select "Preferences." Alternatively, you can use the keyboard shortcut Command+, (comma). This will also open up Safari preferences.

Go to the "Advanced" tab.

Check the box for "Show Develop Menu in Menu Bar."

Now the Develop menu will appear between Bookmarks and Window at the top.

Apart from being able to view the page source, this will allow you to access developer-focused features, such as disabling JavaScript on any website.

Once you've enabled the Develop menu, there are a couple of ways to view the page source in Safari.

Open any website in Safari and right-click the blank space on the page. Now, select "Show Page Source." You can also get to this menu by using the keyboard shortcut Option+Command+u.

If you're looking for images or other media elements from any web page, Safari makes it easy to find these. In the left-hand pane, you will see various folders such as Images, Fonts, etc. Click the "Images" folder to quickly find the photos that you need.

After selecting an image, you can view its details easily by opening up the details sidebar. The button to open this is located at the top-right of the console, just below the gear icon. You can also open this with the shortcut Option+Command+0.

Click "Resource" at the top of the details sidebar to view details, such as the size of the image and its full URL.

You can change the position of the page source console easily, too. There are two buttons at the top-left of this console, right next to the X button. Click the rectangle icon to move the console to a different side within the browser window.

If you'd like to open the page source console in a separate window, you can click the two-rectangles icon. This will detach the console and open it in a separate window.

To check out the code for any specific element on the page, you can right-click that element and select "Inspect Element." This will take you directly to the code for the element that you selected.

Whenever you're done looking at the code, click the X button to close the page source console and return to browsing on Safari. You can also check out how to view a website's page source in Google Chrome  here.

How to use the Safari Develop Menu on a Mac

Control caches, check website performance, and get better website responses with these simple tools..

It may be aimed at developers but most Mac users should spend a little time getting to know Safari’s Develop Menu. This is because it provides tools most Mac users will need from time to time.

What is the Safari Develop Menu?

Because most of the tools offered within the menu are aimed at Web developers, you don’t see Safari Develop Menu by default.

To use it you must enable it in Safari Preferences. Click on the Advanced tab and check the box beside the phrase “Show Develop menu in menu bar” at the bottom of the pane. You will now see a new Menu item appear between your Bookmarks and Windows menus.

Most Mac users won’t need to make use of all the tools it provides, but what follows are some tasks most Mac users may find useful from time-to-time. You can find out more about the other tools it provides here .

You can empty Safari caches

If your Safari browser becomes slow or some websites fail to load it is possible that cache files have become corrupted. These files contain website data such as images and templates and are collected by Safari in an attempt to speed up page load times. Use the ‘Empty Caches’ command to get rid of this data, which may sometimes improve browser performance.

You can swiftly launch websites in different browsers

If you visit a website that doesn’t seem to want to work with Safari because some web designer failed to read the memo that explains how the Internet is built using shared standards, then you can quickly launch that site using another browser you may have installed on your Mac. Just choose ‘Open Page With’ and select the alternate browser you would like to use.

You can pretend to be using a different browser

It’s quite useful to be able to open a stubborn page in an alternate browser, but you can also try to convince websites that you are already using a different browser using Safari Develop Menu.

Select ‘User Agent’ and you will see a drop down menu listing a range of alternate desktop and mobile browsers including Safari, Internet Explorer, FireFox and Chrome.

Select one of these and Safari will try to convince the website you are trying to visit that it is one of these alternate browses by sending a different user agent.

(The user agent is a string of text your browser sends that lets the site know which browser you are using). This doesn’t always work but you’ll often find sites that claim not to support Safari actually do, once you use this trick.

You can figure out why some sites suck system resources

If you’ve ever visited a website that is poorly engineered with lots of orphaned code or what not then you may have seen that site impact your whole web browser. Eventually you need to restart it. That’s not such a big deal but it is annoying.

If you think you have come across such a site you can get the evidence you need:

• Just visit the site and choose Start Timeline Recording.
• Hit refresh and you’ll see a visual real time representation of what happens when you try to load that website.
• Or use Web Inspector to see all those elements in one place or to identify image/video files on a site.

Just choose ‘Enter Responsive Design Mode’ and you can take a look at how the site you are on looks on different Apple devices.

One more thing

Safari also boasts a hidden debug menu. You access this using a Terminal script. It provides a range of useful commands, including the capacity to ‘Reset your Top Sites’, ‘Synch your iCloud History’ and to see all the resources used by any website you happen to be one. Accessing drop-down menus on the iPad

All you do is just tap on them. You know, the little arrow or something.

That being said, I have run across some web sites where one cannot tap the drop down arrow because it just doesn't appear at all when viewing the site on an IOS device. I have verified this by logging on to the same web site at the same time using both a Mac and a PC and I can see the drop down arrows with those browsers. I'm not sure what causes this, maybe some of the drop down arrows are designed using Flash (?). Not sure, but I find it frustrating as well.

Probably not flash, just badly written drop down menus. Some web developers are being slow to tweak their sites for maximum compatibility with touch interfaces.

Drop-down menus use mouseover, which iOS obviously can't do since it doesn't support mice. I wish Apple could either implement a way to detect if a link is a drop-down menu and tapping it once acts as mouseover, or if they could do something similar to Samsung, sense your finger hovering over the screen, and treat it like mouseover.  

Solved: macOS Sonoma Drop-down Menus Not Opening

• Opening your Wi-Fi menu in the Control Center and then exiting may do the trick. Your Control Center is in the top-right corner of the menu bar.
• If the issue is in Safari, Force Quit Safari via Apple > Force Quit .
• You can always check for updates via System Settings > General > Software Update .

While I’ve been enjoying the operating system since the macOS Sonoma beta update, I did have an issue with my drop-down menus after performing a regular update. Although it was slightly frustrating, I fortunately discovered a fix for it. Let’s take a look. 

Why Are My Menu Bar Items Not Showing on Mac?

If you’re having issues with menu bar items not showing on your Mac, the problem may be with macOS Sonoma. However, Apple has not confirmed there is a bug in the software relating to this issue. According to some users, it may just be a problem on the user’s end , though several are complaining about this issue. Fortunately, booting into Safe Mode and restarting can be a solution. 

How Do I Fix Drop Down Menu Not Opening in macOS Sonoma? 

Before moving on to more advanced steps, try these solutions first:

• Kill the Finder app : Resetting your Finder application can provide a temporary solution. However, some users report experiencing the issue again once Finder launches. Go to Apple > Force Quit from the menu bar, select Finder, and click Relaunch . 
• Shut Down and Reopen Windows : You can restart your machine and select Reopen Windows When Logging Back In . Users are reporting this alleviates the drop-down menu issue. 
• Disable Automatically Hide Menu Bar : Go to System Preferences > Control Center  and ensure Automatically Hide and Show the Menu Bar is set to Never .  

1. Boot Into Safe Mode

Reports indicate that booting into Safe Mode and checking the drop-down menus there can alleviate the problem. If it works in Safe Mode, you can reboot your Mac and have it work normally.

Here’s how to boot into Safe Mode:

• For an Apple silicon Mac , if your machine is on, go to Apple > Shut Down .
• Press and hold the Power button until you see “Loading startup options” on your screen.
• Choose your volume .
• Press and hold the Shift key, then click Continue in Safe Mode .
• On an Intel Mac , turn off your machine, then boot it back up while pressing and holding the Shift key.
• In either instance, you can verify you are in Safe Mode by holding the Option key and navigating to Apple > System Information . Select  Software from the sidebar. If it says Safe Mode next to Boot Mode, you know you’re in the right place. 
• If menus are working for you, restart your Mac.

2. Change Your Finder Settings

If you’re having issues with drop-down menus in macOS Sonoma, one thing you can try is adjusting your window assignments in Finder. Some users have reported that assigning a window to a specific desktop causes issues

You can open a drop-down menu from the menu bar at the top of the screen on your Mac. Think of the top menu bar as being similar to the Start bar on a Windows machine. However, some users report that they’re experiencing minor issues opening drop-down menus within macOS Sonoma. Relaunching Finder or booting your machine into Safe Mode will likely solve your problem. 

While this may be an annoying issue for some users, know that there are solutions available if you’re experiencing issues with your drop-down menus. I got an iPad the other day and I have a issue regarding drop down menus on web pages. Some sites I go to have drop down menus that only activate if you mouse over them. Obviously on an iPad, with no mouse, this is an issue as the menu won't drop down. On a PC I can get to the menus with the 'Tab' key. This doesn't work on the iPad. I tried via the virtual keyboard and a wireless keyboard. Is there a way around or a keyboard shortcut to fix it?

Does the menu drop down when you click it, or can you still navigate to where you want to go if it takes you somewhere? Usually the menu works. Can you provide some example websites?  

This is a site for tracking things we do at work. It's not open to the public. When I click on the menu it won't drop down.  

I've found that with a lot of the drop downs you just have to click it and let it take you to the homepage for that heading, then make your selection. I know it's not ideal, but that's part of the problem with a mouse-based web while using multitouch. Tappin and Talkin from my iPhone 5  

It takes me to what should be that type of page and the choices are not there.

My sons schools website is like this too it's sandridge.wsd.net it has drop down menus that will not work in safari but strangely they will work with the iPad chrome browser ???????

Tesla stock drops as Elon Musk reportedly announces hundreds more layoffs including senior execs

• Tesla stock dropped as much as 5% on Tuesday amid reports of more layoffs at the company. 
• Layoffs include senior executives and their teams overseeing charging infrastructure. 
• The slump pared some gains from the previous day following optimism around Musk's surprise China visit. 

Shares of Tesla dropped as much as 5.5% on Tuesday amid reports that Elon Musk announced hundreds more layoffs, including two high-level executives. 

Shares of Elon Musk's company were trading 4.7% lower as of 1:40 p.m. in New York, at around $185 each. The loss eats into some of Monday's big gain following the Tesla CEO's trip to China .

The Information reported that the layoffs of hundreds of staffers include Rebecca Tinucci, who supervises the charging infrastructure, and Daniel Ho, an executive overseeing vehicle programs and new products. 

Around 500 people from Tinucci's division are set to be let go, and Tesla's public policy team is being trimmed as well, with vice president Rohan Patel having left on April 15, according to Musk's email cited by The Information.

The latest cuts add to Musk's broad efforts to be "absolutely hardcore" about employee retention and budget reduction, as he said he would ask for quit letters from executives who keep "more than three people who don't obviously pass the excellent, necessary and trustworthy test."

Two weeks ago, Tesla cut over 10% of the company's workforce globally, citing a "duplication of roles and job functions in certain areas."

Following the slump in vehicle sales in the first quarter, the tech giant reported earnings per share that missed consensus forecasts , but delivered the news on a cheaper model that investors were looking to hear. 

Tesla stock is down almost 30% since the beginning of this year , while its rating and price target were slashed by a number of Wall Street analysts. 

Musk boosted investor optimism this week when he made an unexpected trip to China, the EV manufacturer's second-largest market. The stock soared 12% on Monday in response to his visit, which culminated in reports that the company's full self-driving technology could soon debut in the country.

US markets close mixed after volatile Fed day

US markets closed mixed on Wednesday on a volatile day of trading.

Stocks spent the morning largely unchanged before jumping higher when Federal Reserve Chair Jerome Powell indicated during a press conference that policymakers believed it was unlikely that they they would raise rates again in this cycle.

Investors, however, were unable to sustain the rally and the S&P 500 and tech-heavy Nasdaq fell again to close the day lower.

The blue-chip Dow ended Wednesday higher by 87 points, or 0.2%. The S&P 500 fell by 0.3% and the Nasdaq was also down 0.3%.

Wall Street ultimately was unable to snap April's losing streak. All three major indexes closed out last month lower after five months of gains. The Dow notched its worst month since September 2022.

In earnings news, shares of chip stocks fell after Advanced Micro Devices, or AMD, issued a lackluster earnings report. Shares of AMD were down 9% on Wednesday. Shares of Super Micro Computer also slid, ending the day 14% lower. Nvidia fell about 4%.

As stocks settle after the trading day, levels might still change slightly.

Here's what a 4% unemployment rate would mean to the Fed

The US unemployment rate has stayed below 4% for more than two years, a remarkable streak that hasn't been matched in decades.

But many economists thought the jobless rate would be well above 4% by now, given all the rate hikes aimed at slowing the economy to curb inflation. Well, it may only be a matter of time before the streak of a sub-4% unemployment ends.

What would that mean for the Federal Reserve? Not a whole lot, Fed Chair Jerome Powell said Wednesday.

As of last month's jobs report , the unemployment rate is at 3.8%. It would take a material weakening in the labor market to catch central bankers' attention and potentially cause them to consider cutting rates sooner.

A couple of tenths of a percentage point increase in the unemployment rate "would probably not do that," Powell said.

Americans were paid an additional $235 billion in interest in 2023, thanks to the Fed

If you’re carrying a lot of high-interest debt, the fact that the Federal Reserve once again did not cut interest rates at its Wednesday meeting may be disappointing, if not surprising.

But if you have any savings, the Fed’s unwillingness to lower rates until it sees more consistent progress in inflation data has – and will continue to – put money in your pocket this year if you seek out federally insured accounts with the highest rates.

In 2023, savers made $315.4 billion in interest in deposit accounts, four times the $78.7 billion they earned in 2022, according to Lending Tree’s DepositAccounts.com, which used data from the Federal Deposit Insurance Corporation in its calculations.

That’s because, after so many years of paltry interest rates, the Fed’s rate-hike campaign that began in 2022 made it possible for savers to earn inflation-beating yields on their US domestic deposits, including bank and credit union savings accounts, certificates of deposit and money market accounts.

At the same time, yields on Treasury bills have also been very competitive with the higher rates banks are offering and are equally low risk.

The Fed isn't influenced by politics in an election year, Powell stresses

When asked whether the upcoming 2024 election may influence the Fed's interest policymaking decisions, Federal Reserve Chair Jerome Powell stressed the central bank's independence from politics.

The Fed chair said that mixing politics with the Fed's economic calculations would "reduce the likelihood we'd actually get the economics right."

"We're always going to do what we think the right thing for the economy is," Powell said. "That's what we do. We're not looking at anything else."

"I can't say it enough: We just don't go down that road," he added.

Is stagflation a problem? Powell's not the least bit worried

The latest gross domestic product report showing that economic growth slowed as inflation accelerated sparked concerns about stagflation, which is the combination of those two factors.

But Federal Reserve Chair Jerome Powell said those concerns are misguided.

"I was around for stagflation. It was 10% unemployment. It was high single-digits inflation and very slow growth," he said, referring to one of the worst bouts of stagflation that happened in the 1970s after a spike in oil prices during the Arab oil embargo.

Right now, economic growth is "pretty solid" and the Fed's preferred inflation gauge is under 3%, Powell said. "I don't see the stag or the 'flation."

Markets shoot higher after Powell says a rate hike is "unlikely"

US markets surged Wednesday afternoon after Federal Reserve Chair Jerome Powell indicated twice during a press conference that policymakers believed interest rate policy was already "restrictive" enough and that it was "unlikely" that they they would raise rates again in this cycle.

The Dow gained nearly 500 points, or 1.3%. The S&P 500 was up 1% and the tech-heavy Nasdaq was up 1.5%.

Powell: Rate hikes are "unlikely" but does not know when cuts could come

Leading up to the Federal Reserve's May meeting, a few officials have floated the need to potentially raise interest rates even higher to rein in inflation.

But Federal Reserve Chair Jerome Powell said Wednesday it's "unlikely that the next policy rate move will be a hike."

At the same time, he did not give any assurance of a rate cut this year, which investors continue to believe will occur, though their timetable has been pushed later into the year.

Powell reiterated that central bank policy decisions will depend on how the economy is evolving. At the last meeting, Fed officials' median projections called for three rate cuts this year.

When asked by a reporter if that would still be realistic given the Fed meets five more times this year, Powell responded, "I'm not really thinking of it that way." He said Fed officials still aren't confident inflation is sustainably heading back to the Fed's 2% target but said that when they do get that confidence, "rate cuts will be in scope."

Powell noted that his own "confidence in that is lower than it was" at previous meetings.

Treasury yields move lower following Fed decision

Yields on US Treasuries tumbled after the Federal Reserve announced its decision to leave interest rates unchanged. But that's likely not what's driving yields lower.

In the Fed's statement, it said it would be significantly slowing the pace at which it allows its holdings, namely US Treasuries, to mature without reinvesting them. That brought the yield on the 10-year Treasury note to fresh lows for the day.

US stocks, meanwhile, remained relatively unchanged following the announcement.

The blue-chip Dow was 157 points, or 0.4% higher. The S&P 500 was 0.1% lower and the tech-heavy Nasdaq remained flat.

Wall Street reacts to the Fed's latest decision

The Federal Reserve just announced it is keeping interest rates on hold at a 23-year high.

Here's what Wall Street has to say:

• "We expect the downtrend in inflation has been delayed, not derailed. As for the Fed's balance sheet reduction, today’s decision to taper quantitative tightening is a nod to liquidity considerations in the financial system, rather than a shift in direction," said Whitney Watson, co-chief investment officer at Goldman Sachs Asset Management.
• " [The Fed's] admission that there has been a lack of further progress confirms that imminent rate cuts are extremely unlikely. A pivot this year will require not just inflation stabilization, but convincing and durable evidence that the disinflation trend is back in play," said Seema Shah, chief global strategist at Principal Asset Management.
• "The delay in rate cuts will continue to affect the discretionary budgets of lower- and middle-income consumers. ... Costs for daily goods and services like food and gas are still significantly higher when compared to pre-pandemic levels, keeping pressure on Americans’ bank accounts," said Stephen Rich, chief executive at Mutual of America Capital Management.
• "The immediate market reaction saw yields fall to session lows as traders focused on the Fed’s plan to slow the runoff of its balance sheet. ...The runoff will mean less Treasury paper hitting the market over the next few months – the market is viewing this as dovish," said Rajeev Sharma, managing director of fixed income at Key Wealth .

Mortgage rates are down slightly following the release of data showing that the labor market cooled more than expected last month. Average 30-year mortgage rates ticked back below 7% after this report was released, according to Zillow data. 

On Friday, the Bureau of Labor Statistics reported that the US economy added 175,000 jobs in April , way below both the forecast and March's growth. The unemployment rate also ticked up to 3.9%.

Why would labor market data impact mortgage rates ? It has to do with something Federal Reserve Chair Jerome Powell said this week.

The softer-than-expected jobs report follows the Fed announcement on Wednesday that it is  keeping the federal funds rate steady for now. In a press conference , Powell said that policymakers may need to keep rates high for longer than expected to bring inflation down. But he also noted that "unexpected weakening in the labor market" could push Fed officials to consider lowering rates. 

Once the Fed is able to start cutting the federal funds rate , mortgage rates should trend down. 

One month of cooler labor market data most likely isn't enough to get the Fed to cut rates, but a sustained uptick in the unemployment rate over several months could be. 

This means we'll need at least a few more months of data showing how inflation and the labor market is trending before we get a clearer picture of where mortgage rates will go this year. Investors are currently betting that the first Fed cut will come in September, according to the CME FedWatch Tool , which means we could see rates start to go down as we approach fall.

Mortgage Rates for Buying a Home

30-year fixed mortgage decrease somewhat (-0.15%).

The current average 30-year fixed mortgage rate is 6.97%, down 15 points from where it was this time last week, according to Zillow data. This rate is up compared to a month ago, when it was 6.58%. 

At 6.97%, you'll pay $663 monthly toward principal and interest for every $100,000 you borrow.

The 30-year fixed-rate mortgage is the most common type of home loan. With this type of mortgage, you'll pay back what you borrowed over 30 years, and your interest rate won't change for the life of the loan.

20-Year Fixed Mortgage Rates Drop (-0.25%)

The average 20-year fixed mortgage rate is 25 points down from where it was last week, and is sitting at 6.62%. This time last month, the rate was 6.34%.

With a 6.62% rate on a 20-year term, your monthly payment will be $753 toward principal and interest for every $100,000 borrowed.

A 20-year term isn't as common as a 30-year or 15-year term, but plenty of mortgage lenders still offer this option.

15-Year Fixed Mortgage Rates Go Down (-0.24%)

The average 15-year mortgage rate is 6.24%, 24 basis points lower than last week. It's up compared to this time last month, when it was 5.87%.

With a 6.24% rate on a 15-year term, you'll pay $857 each month toward principal and interest for every $100,000 borrowed.

If you want the predictability that comes with a fixed rate but are looking to spend less on interest over the life of your loan, a 15-year fixed-rate mortgage might be a good fit for you. Because these terms are shorter and have lower rates than 30-year fixed-rate mortgages, you could potentially save tens of thousands of dollars in interest. However, you'll have a higher monthly payment than you would with a longer term.

7/1 ARM Rates Increase (+0.24%)

The 7/1 adjustable mortgage rate is up 24 basis points from a week ago, currently at 7.54%. It's also up compared to a month ago, when it was at 6.57%. 

At 7.54%, your monthly payment would be $702 toward principal and interest for every $100,000 borrowed — but only for the first seven years. After that, your payment would increase or decrease annually depending on the new rate.

5/1 ARM Rates Inch Up (+0.09%)

The average 5/1 ARM rate is 7.49%, a nine-point increase from last week. It's also up compared to where it was a month ago, when it was 6.73%.

Here's how a 7.49% rate would affect you for the first five years: You'd pay $699 per month toward principal and interest for every $100,000 you borrow.

30-year FHA Rates Tick Down (-0.06%)

The average 30-year FHA interest rate is 6.01% today, which is 14 basis points down from last week. This rate was 5.97% a month ago.

At 6.01%, you would pay $600 monthly toward principal and interest for every $100,000 borrowed.

FHA mortgages are good choices if you don't qualify for a conforming mortgage. You'll need a 3.5% down payment and 580 credit score to qualify.

30-year VA Rates Drop Slightly (-0.14%)

The current VA mortgage rate is 6.21%, 14 basis points lower than this time last week. This rate was 5.89% a month ago.

With a 6.21% rate, your monthly payment would be $613 toward principal and interest for every $100,000 you borrow.

Mortgage Refinance Rates

30-year fixed refinance rates fall slightly (-0.06%).

The average 30-year refinance rate is 7.36%, six basis points lower than last week. It's also down slightly compared to a month ago, when it was 7.50%.

Here's how a 7.36% rate would affect your monthly payments: You'd pay $690 toward principal and interest for every $100,000 borrowed.

Refinancing into a 30-year term can land you lower monthly payments, but you'll ultimately pay more by refinancing into a longer term.

20-Year Fixed Refinance Rates Tick Down (-0.09%)

The current 20-year fixed refinance rate is 6.69%, which is down nine basis points compared to a week ago. This rate was 6.82% this time last month.

A 6.69% rate on a 20-year term will result in a $757 monthly payment toward principal and interest for every $100,000 you borrow.

15-Year Fixed Refinance Rates Decrease a Bit (-0.15%)

The average 15-year fixed refinance rate is 6.42%, which is 15 points lower compared to last week. It's up slightly compared to this time a month ago, when it was at 6.33%.

A 6.42% rate on a 15-year term means you'll pay $867 each month toward principal and interest for every $100,000 borrowed.

Refinancing into a 15-year term can save you money in the long run, because you'll get a lower rate and pay off your mortgage faster than you would with a 30-year term. But it could result in higher monthly payments.

7/1 ARM Refinance Rates Go Up (+0.38%)

The average 7/1 ARM refinance rate is 8.42%, up 38 points from where it was last week. It's way up from a month ago, when it was 6.29%.

Refinancing into a 7/1 ARM with a 8.42% rate means your monthly payment toward principal and interest will be $763 for every $100,000 you borrow. This will be the payment for the first seven years, then your rate will change annually unless you refinance again.

5/1 ARM Refinance Rates Jump (+0.41%)

The 5/1 ARM refinance rate is 8.21%, which is 41 points higher than it was this time last week. It's also up a lot compared to this time last month, when it was 6.38%.

A 8.21% rate will result in a monthly payment of $748 toward principal and interest for every $100,000 borrowed. You'll pay this amount for the first five years of your new mortgage.

30-Year FHA Refinance Rates Fall Slightly (-0.16%)

The 30-year FHA refinance rate is 6.00%, which is 16 points lower than last week. This rate was 5.66% this time last month.

A 6.00% refinance rate would lead to a $600 monthly payment toward the principal and interest per $100,000 borrowed.

30-Year VA Refinance Rates Inch Down (-0.06)

The average 30-year VA refinance rate is 6.03%, which is down six points compared to where it was was last week. This rate was 5.72% a month ago.

At 6.03%, your new monthly payment would be $601 toward principal and interest for every $100,000 you borrow.

Mortgage rates started ticking up from historic lows in the second half of 2021 and increased over three percentage points in 2022. Mortgage rates also rose dramatically in 2023, though they started trending back down toward the end of the year. Though rates have been somewhat elevated recently, they should go down by the end of 2024.

I can't find Preferences in the drop down menu under Safari. Did it disappear? Probably operator error, but I don't see it anywhere.
