Inside Hidden Hills, Shangri-La to the Kanye Set

Among many other things, Kanye West prides himself on his exacting architectural taste. His $4.5 million Claudio Silvestrin -designed New York apartment, for instance, is an aggressively minimalist space filled with hard right angles and French limestone. And West’s Hollywood Hills bachelor pad provided a showcase of SoCal Brutalism (he sold it for $2.95 million in 2017). But, if reports and local chatter north of the Ventura Freeway are to be believed, these were but precursors to his masterpiece, the 20,000-square-foot Shangri-La he’s building with wife Kim Kardashian West in the very-much-gated and until-very-recently sleepy enclave of Hidden Hills.
Since August 2014, when the world’s most famous couple purchased their dream home from Lisa Marie Presley for $20 million, their mega-mansion has remained in a state of constant construction. Among locals it has become known as the “never-ending remodel,” and outside of the community, it has become an object of total tabloid fascination. According to TMZ, convoys of dump trucks have rumbled through the exclusive neighborhood’s near-trafficless, pin-drop quiet streets as the Kardashian-Wests’ two separate swimming pools were filled in and excavation began for an artificial lake . A forest of mature trees as well as two vineyards appear, in aerial tabloid photography, to have been removed. The Daily Mail reported that textured beige finish was added to the home’s facade then, as if on a whim, buffed away—and that an entire new wing was added to one section of the property. One’s mileage may vary on such reports, but whatever the case, the renovations continue.
In Hidden Hills, however, an insider says West has been frustrated by strict local rules and regulations enforced by the powerful Hidden Hills Community Association that effectively limit how much he can alter his mansion’s original aesthetic (a “French Country piece de resistance” according to its listing ). He may have spent $110,000 on a Le Corbusier lamp made of “rocks and cement” and admire the buildings of Catalan surrealist Antoni Gaudí, but if West is considering erecting any kind of cutting-edge steel-and-glass edifice he would need approval from the community, in the interest of neighborhood orthodoxy. Think three-dimensional Norman Rockwell painting—a throwback to Hidden Hills’ establishment as an equestrian-based, ranch-style alterna-L.A. in the 1950s.
“The homeowners association is run by volunteers from the community who aren’t impressed—at least publicly—by who you are,” says a local architect who works in the community, but who requested anonymity for fear of running afoul of Hidden Hills’ unofficial omertà. “Their goal is to maintain the lifestyle. You can’t get away with whatever you’re trying to get away with: ‘We’re Hidden Hills and we’re bigger and better than you.’ They’re almost religious in their zeal.”

And West is hardly the only Hollywood arriviste setting down roots in this incorporated city of just 648 residences which is fast becoming Los Angeles’s most gilded celebrity redoubt. But as Hidden Hills transforms from a rustic backwater to rival Beverly Hills for the conspicuous consumption crown, the neighborhood is facing a cultural rift. On one side: longtime residents who relish simple pleasures—like picking up their children on horseback and having their houses unavailable on Google Street View (because photography vehicles are banned from the area). On the other: a growing influx of the ultra-celebrities—many of them people of color, in a community once almost exclusively white—who are buying into the area’s burgeoning mystique, and can’t resist dropping hints about it in public. “For this life, I cannot change,” Travis Scott —now the reported boyfriend of West sister-in-law and owner of multiple Hidden Hills properties, Kylie Jenner —rapped in the 2017 song “Butterfly Effect,” “Hidden Hills, deep off in the main.” Fellow resident Jaden Smith framed the growing schism in a tweet last year: “You Could Move In To Hidden Hills And We Still Don’t Live By the Same Code.”
Situated just off the 101 Freeway in a pastoral corner of the San Fernando Valley, Hidden Hills has long been overshadowed by its next-door sister city, Calabasas, home to the never-ending reality show-like dramas of one-time property owners including Justin Bieber , Britney Spears, and Jessica Simpson. But in the last half decade, sleepy, gated Hidden Hills has come to surpass Calabasas in sheer star power, supporting a population of—not just famous people—but arguably the greatest massing of tabloid mainstays anywhere on the planet.
To hear it from Emil Hartoonian , a partner in Los Angeles luxury real-estate brokerage The Agency, and one of the top-producing agents in the Calabasas area, Hidden Hills offers more bang for the buck than, say, Bel Air or Beverly Hills. Plus, superstars can travel its streets un-gawked at while 24-hour security keeps lookie-loos and Star Tour buses at bay. “A lot of the celebrities that I have worked with want to be out of the congestion of the city; they want to be off a street where anyone can drive up to their front door,” he says.
Moreover, with its absence of sidewalks and streetlights, copious “Horses & children at play” signage, and abundant 2-acre lots surrounded by white three-rail fences, Hidden Hills exudes a certain rough-around-the-edges charm that stands in stark contrast to its sister city. “Most of Calabasas is comprised of gated neighborhoods with homes that are in a tract. . . . Even though those properties are magnificent, you feel more, I guess, cookie-cutter,” Hartoonian says. “What’s driving the migration to Hidden Hills? . . . When you’re at home you don’t feel like you have a neighbor. There’s lot more mature landscaping—trees 50-, 60-feet tall. You have backyards that look like forests. . . . And no two houses are alike.”

The Kardashian-Wests’ neighbors in the nearly two-square-mile community include Miley Cyrus (who moved into a $5 million, 5.5-acre horse ranch/vineyard in 2015), Kardashian materfamilias Kris Jenner , and R&B phenom The Weeknd who dropped $20 million in May on a 12,000-square-foot mansion that reportedly includes a bridge entrance, home theater, and eight-stall barn. According to Ken Fuchs, a veteran reality-TV director who bought his Hidden Hills home from Nick Carter of Backstreet Boys in April for $4.075 million, a certain insular quality abides. “The people here say, ‘Are you in?’ Meaning inside the gated area,” says Fuchs. “One of the things that’s attractive—especially for celebrities greater than me—is the privacy and ‘getting away from it all.’”

Among the homeowners association’s inviolable rules, however: no structures taller than 34 feet, the second floor of a home can only be 50 percent the size of the first floor (thereby curtailing the so-called McMansion effect) and each homeowner must set aside 600 square feet for a stable. (Association officials declined to be interviewed for this story. “As an association, what we want is to be low profile,” said the Hidden Hills Community Association’s infrastructure and compliance coordinator Bob Coffey. )
But with the arrival of so many famous faces has come a kind of ambient chaos that has never been native to Hidden Hills (where most residences display a homespun name placard: “Attitude of Gratitude,” “So Happy Together,” and “Our Home Sweet Home” typical among them). Last fall, fresh from her separation from Brad Pitt, Angelina Jolie moved her six-kid brood into a spectacular $30,000-a-month Hidden Hills rental belonging to Denise Richards that boasts its own grotto. And within weeks, Jolie’s presence put neighborhood security to the test. When a controversial parenting group called Fathers 4 Justice staged a publicity stunt criticizing the actress-humanitarian—sending a “ mobile billboard ” featuring a faux movie poster of the star in Maleficent regalia overlaid with the words “Angelina Jolie Malevolent” and “Brad Pitt’s toughest role yet: excluded father”—it was turned back by Hidden Hills’ private guards. (Who, it should be noted, were stationed beneath a giant wooden gate shaped like an old-timey oxen yoke.)
Last year, Jaden Smith took up residence in a $4 million house owned but not occupied by his superstar parents Will and Jada Pinkett Smith. Soon, the social-media savant and actor was, according to a Daily Mail exclusive , which cited unnamed and aggrieved neighbors, tearing around the neighborhood in his Tesla X, putting locals’ noses out of joint. “This was a quiet neighborhood,” an anonymous longtime resident tells the British tabloid “but Jaden and his entourage are turning it into their own personal kingdom.” (Jaden’s publicist declined to comment.)
Then there is Drake. “Dom Rosé toast,” he says on the song “Free Smoke,” “Hidden Hills is where I post.” For the past three years, the Toronto transplant’s estate has functioned as something like Hidden Hills’ Hearst Castle: a sprawling compound with a 25-seat movie theater, mechanical bull, basketball and tennis court, obligatory swimming-pool grotto, and bookshelf that “ swings open to reveal his bedroom .” In January, the property briefly popped up on the MLS for the asking price of $19,999,900 , before its listing was revealed as a hoax. Most of the time, Drake is lauded for minding his manners within the community. “He’s buying lemonade from the kids on the street in a chauffeur-driven Bentley,” says the local architect.

But the rapper’s pool parties have attracted as many as 600 attendees to a neighborhood that reported precisely zero African-American residents between the years 2011 and 2015 according to the U.S. Census Bureau. The most widely publicized of the parties, Drake’s 2016 Memorial Day blowout, reportedly resulted in multiple fights between women ( TMZ piquantly noted “girls had been arriving literally by the busload all day”) and police received “multiple excessive noise complaints” starting at 9 P.M. (Drake’s publicist declined to comment.)
“Occasionally you get the helicopters,” says Susan Hayes, a 28-year Hidden Hills resident and proprietor of Wish Vineyards, which produces award-winning Merlot from her 2-acre wine operation. “You get a huge party and entourage. But it’s still very quiet.”
The burglary of reality-TV star Scott Disick’s home in May, meanwhile, dented Hidden Hills’ reputation as a kind of celebrity Fort Knox. Police officers responding to a silent alarm at the residence of Kourtney Kardashian’s ex-boyfriend found it ransacked (according to Page Six ) after intruders forced entry through a back door. (In a separate 2016 burglary, expensive watches were stolen from Disick’s home.)
Among all Hidden Hills’ new celebrities on the block, though, none has branded their association with the area quite like West. Never mind that the cloistered neighborhood has existed thus far at the far end of the cultural continuum from the kind of chest-beating triumphalism upon which hip-hop is known. In February, the rapper-producer-designer unveiled jackets from his Yeezy line of athleisure wear emblazoned with the number 91302 (Hidden Hills’ area code) alongside the words “Lost Hills”: an oblique shout-out to the L.A. Sheriff’s Department station servicing Calabasas, Malibu, and, natch, Hidden Hills. In a related move in June, he also is rumored to have pitched the Las Virgenes Unified School District on a “collaboration” with Calabasas High School, reportedly overhauling its sports uniforms and changing the mascot from a coyote to a wolf. The district denied the reports to the Los Angeles Daily News . Last month, West’s line for Adidas started selling track pants with “Calabasas” emblazoned on their legs. Perhaps not coincidentally, earlier this spring the venerable fashion house Dior staged its 2018 Georgia O’Keeffe-inspired collection in Upper Las Virgenes Canyon, a nature preserve located near central Hidden Hills, attracting the likes of Rihanna, Charlize Theron, Brie Larson, and Freida Pinto.
At a time when Hidden Hills teardowns are selling for $2 million—and spec homes can command prices into the eight figures—residents from a pre-Kardashian era have been left marveling at the community’s bubble mentality. “I lived in Hidden Hills from 1976 to 1986,” says Baywatch co-creator-director-producer Doug Schwartz. “I bought my house for $112,000. Last year it went on the market for $4.8 million.”
If any resident can be said to be single-handedly spurring Hidden Hills’ evolution into a kind of Beverly Hills for a generation even younger than West, it is Kylie Jenner. The reality-TV princess turned lip-kit mogul, 20, has become synonymous with the neighborhood in the last few years, fostering its reputation as a celebrity Neverland by buying, at one point, three separate properties : a $6 million spec mansion on a 3.15-acre parcel of land, a humbler $4.5 million home located directly next door, and a $12 million Cape Cod-style manor on a quiet cul-de-sac.

“What’s funny is, Kylie Jenner’s house has every kind of high-end car in the driveway. The Bentley, the SUV, a Rolls-Royce, Ferraris, Lamborghinis. It’s not even subtle,” says the local architect. “That’s a thing about Hidden Hills: the majority of people don’t like to show off their wealth. They have the cars in the garage. But that’s the one house that has all the flashy cars. And there’s a guy sitting out front in a Dodge Challenger who’s the security guard. He sits out there all day.” (Jenner’s publicist did not respond to requests for comment.)
In an echo of her brother-in-law, Jenner seems to be co-opting the community’s exclusivity and luxury for her personal brand. Earlier this year, her Kylie: The Official Kylie Jenner Shop (with pop-up branches in New York City and the Calabasas-adjacent Westfield Topanga Mall) began selling $160 stonewashed denim jackets and $99 camouflage duffle bags emblazoned with the words “Hidden Hills.”
But with the cultural spotlight’s bright shine on the community, there comes a certain existential precariousness. Namely, will the same forces responsible for Hidden Hills’ new popularity end up despoiling its inherent nature? “I was in the newer part of Calabasas. There was a lot of publicity around the reality shows—unwanted publicity as far as the residents are concerned,” says Fuchs. “In Hidden Hills, there’s more of an effort to keep things on the D.L.”
Could the influx of celebs help explode the same small-town idyll that made Hidden Hills a refuge from Hollywood’s hustle and flow in the first place? Does Jaden Smith’s Tesla X signal the end? One can practically hear Joan Didion whispering “the centre cannot hold.”
“Times change, styles change,” notes Brian Lerman, co-founder of arc Design Group, which has built multi-million-dollar luxury homes in the neighborhood since 1992. “But the rules in Hidden Hills haven’t changed.”
Hartoonian insists that aside from a little social-media grumbling, the locals have been delighted to see their property values skyrocket tied to Hidden Hills’ increasing recognition. “We all know when celebrities move into neighborhoods, it makes them more desirable,” the realtor says. “People are like, ‘Hey, if it’s good enough for such and such, we should look at it.’ . . . People see celebrities paying top dollar for properties, it helps drive the market.”
Question is, with the media-circus-in-the-making that will inevitably greet the arrival of any junior Jenner, and urban music’s best and brightest leaving a trail of lyrical breadcrumbs to the community’s oxen yoke gates, how much longer can this Southern Californian Brigadoon reasonably expect to remain—you know—hidden?

25th Annual Hidden in the Hills Artist Studio Tour Starts This Weekend
Arizona’s largest and longest-running artist studio tour, Hidden in the Hills, returns for its 25th consecutive year! Coordinated by the nonprofit Sonoran Arts League, this year’s free, self-guided tour features 191 artists at 45 private studios throughout the scenic Desert Foothills communities of Cave Creek, Carefree and North Scottsdale.
As one of the Hidden in the Hills original members, glass artist Carole Perry wanted to do something special to commemorate the tour’s silver anniversary. She began reaching out to original artists from the early years of the tour with the idea of collaborating on two legacy pieces. Within a few days, seven artists agreed to join her: painter Virginia Brooks; potter Judy Darbyshire; wood turner Morrie Elmer; ceramist Christopher Heede; sculptor Gordon Paul Mischke; pencil artist Dick Mueller; and ceramist/mixed media artist Robin Ray. It was the perfect way to celebrate this milestone event. After all, they were there from the beginning, in 1997, when the studio tour was just 44 artists at 19 studios.
Ultimately, the artists decided on one wooden sculptural piece with eight built-in shadowboxes to display each artist’s work. Somehow, the topic of aging came up and the group decided to call the piece “Eight Shades of Gray.” The collaborative sculpture measures 3 feet wide by 2 feet tall and it can be anchored to the wall or set on a pedestal.
One of the two “Eight Shades of Gray” legacy project sculptures will be raffled on Dec. 3. Tickets can be purchased now online, at the Sonoran Arts League office and at select studios during the Hidden in the Hills tour. The Sonoran Arts League hopes to raise $10,000 through the raffle. The second sculpture will be on permanent display at the Sonoran Arts League in January.
Hidden in the Hills takes place from 10 a.m. to 5 p.m., Friday through Sunday, Nov. 19-21 and Nov. 26-28. Taking the tour is easy. Look for the yellow Hidden in the Hills signs on the side of the main roads. These signs will direct you into the neighborhoods where you will find more signage that will help you discover each artist’s studio. Her ‘Minimal Monestary’: Take a Tour of Kim Kardashian’s Stunning Hidden Hills Mansion in Photos
Welcome to the good life! Kim Kardashian ‘s California mansion she once shared with ex-husband Kanye West is beyond amazing. Not only is the house massive, but it also has an incredibly unique aesthetic. Thankfully, Kim has been kind enough to give fans a peek inside on numerous occasions.
In April 2019, the Keeping Up With the Kardashians fan-favorite participated in Vogue ‘s “73 Questions” segment where she walked longtime interviewer Joe Sabia throughout her home prior to filing for divorce from Kanye in February 2021. Right off the bat, you could tell the family’s place is spacious and follows a strict neutral-toned color scheme, which comes as no surprise considering the former couple are very particular.
When asked how she would describe her house, Kim said it’s like a “minimal monastery.” For those who don’t know, a monastery is a building or buildings where monks or nuns live. The inspiration behind the decor and architecture came from Kanye, of course, as well as Belgian designer and antiquarian Axel Vervoordt , who helped design the place.
According to People , the couple reportedly purchased the house in December 2014 for $20 million, just months after they tied the knot. Three years later, they decided to get it renovated, and in April 2018, Kris Jenner revealed the property is now worth $60 million . Must be nice, huh?
Despite having four young kids — North , Saint , Chicago and Psalm West — Kim opted for a very lightly colored house. However, she always makes sure to keep it looking tidy and clean. “Oh, my God. I run around the house with towels,” the Skims founder told Architectural Digest in January 2018.
“You do have to just take a deep breath and say, ‘OK, it’s going to happen. We decided to have lighter colors,'” Kim continued. “Our last house that we just moved out of was all grays, which was a good test because we knew we were going to move into a lighter house.”

Kim got to keep her beloved mansion as part of her divorce settlement with Kanye. She was granted legally single status in a “bifurcated divorce” by a judge in March 2022, as the former couple continues to resolve issues involving custody and financial assets. Kim has since given additional video tours of the home that have included her spacious backyard, workout room and her massive luxury car collection,

Clean Living
Kim’s large living room features two sofas facing each other with a grand piano next to a floor to ceiling glass wall of windows. “Everything in my house is really minimal. I find that there’s so much chaos out in the world that once I come home, I want it to be really quiet and I want everything to feel calming,” the entrepreneur told Vogue during a February 2022 house tour video.

Kim’s bedroom features its own all-white sitting room, where she “likes to sit and drink tea and write letters to my kids.”

Kim’s kitchen features a massive center island, and the empty countertops are free of any clutter, including appliances or other signs that might indicate cooking goes on in the room.

A round dining table off of the kitchen has a large sofa and living space on the other side of it.

Situated in Kim’s backyard directly outside of her home gym is a full-sized basketball court, which she had done in black and gray colors to match the neutral tones of her home. So her four kids don’t get hurt while playing, the surface is made of a softer, sponge-like material.

Momager Kris Jenner Gives AD a Tour of Her Never-Before-Seen Hidden Hills Home

Don’t believe everything you see on television. Like the time Kris Jenner hilariously referred to Le Corbusier as Le Courvoisier on an episode of Keeping Up with the Kardashians, the Zeitgeist-defining television show she has produced since 2007. It turns out that the queen of momagers (a term Jenner herself trademarked) knows perfectly well who Corbu is. A chair he designed —in partnership with Pierre Jeanneret, for the High Court in Chandigarh, India—sits front and center in her plush, sprawling closet, the perfect perch for selecting the right handbag and shoes from the kaleidoscopic assortment on display.
The iconic chair isn’t the only surprise Jenner’s millions of fans and followers will discover in her chic new home in the Los Angeles suburb of Hidden Hills. A collaboration between AD100 designer Waldo Fernandez and the mother-and-son team of Kathleen and Tommy Clements , the serene, understated house is awash in classic pieces by titans of 20th-century decorative arts on the order of Charlotte Perriand , Jean Prouvé, Jean Royère, Pierre Guariche, Aldo Tura, Paolo Buffa, and Oscar Niemeyer. It’s a dramatic departure from the dynamo’s previous home, which she still uses to tape KUWTK.

“I’ve been collecting furniture and making houses for a lifetime. I’ve had so many different types of homes in so many different styles,” Jenner recalls, laughing at the memory of some of her earlier efforts. “In the ’80s, my bedroom looked like a lavender-chintz supplier threw up all over it. Robert Kardashian was such a good sport,” she adds, referring to her then-husband and father of Kourtney, Kim, Khloé, and Rob.
These days, after many years under the spotlight of rabid paparazzi, Jenner craves an off-ramp from the fast lane. “I don’t enjoy going out as much as I used to. My job is so hectic and chaotic. I’m always running a million miles an hour. I wanted my home to feel like a sanctuary, perfectly calm and peaceful,” she explains.
To the amazement of her designers, Jenner outlined her vision for a Zenlike refuge and then left the interpretation of that mandate in the hands of her team. “She said that it’s not necessarily in her nature, but that she’d trust us completely to do what we think is right,” Kathleen recalls. Tommy puts a finer point on the subject: “Kris is a total boss. That’s what makes her so successful. She doesn’t ponder and worry. She makes a decision and moves on,” he says.
With comfort and coziness as their guiding stars, the designers orchestrated a series of tranquil, largely monochromatic rooms outfitted with pedigreed furnishings upholstered in silk, suede, alpaca, sheepskin, and other luxurious coverings. Consider the so-called great room. Rather than being a forlorn, outsize show space sequestered from the daily life of the home, Jenner’s great room is all light and ease, open to the pool through massive sliding glass doors on one side and the kitchen and breakfast area on another. Even the name of the Kerry Joyce fabric on the generously scaled custom sofa and chair—Fuzzy Wuzzy—conjures images of delightful repose.
Pops of color are introduced in the contemporary artworks that adorn the walls, including a Yoshitomo Nara painting that presides over the dining room, an Yves Klein Blue Venus standing near the great room, and a Tracey Emin neon sculpture that glows softly at the end of a hallway on the ground floor. “The art was waiting for this house to happen,” Jenner says of the happy embrace between her quietly confident decor and the artworks in her collection.
“Kris has genuinely sophisticated taste. The Prouvé daybed, the Jeanneret chairs, the Lalannes —these are all things she came with. This house was a great opportunity for her to express her love of art and design,” observes Fernandez. As for the nature of his collaboration with the Clementses, the legendary Hollywood decorator avows: “We all trust and respect each other’s taste, so it’s not like anyone was going to bring something hideous to the table. Working together allowed us to approach the project from a fresh perspective.”
Considering the array of fabulous homes crafted by her offspring—including her youngest daughters, Kendall and Kylie Jenner—one might reasonably wonder if decorating is a competitive sport in the Jenner/Kardashian clan. “There’s zero rivalry when it comes to houses,” the matriarch insists. “We’re very fortunate to live in close proximity, and we all enjoy each other’s homes. I’m incredibly proud that the kids have discovered their own identities and passions.”
As for her own divine hideaway, Jenner’s primary response is gratitude. “I had complete faith in the designers. When it was time for the big reveal, I walked into the house and cried. Every single space gives me pleasure. Every time you turn a corner, you find something beautiful, something delicious,” she says. “I truly can’t wait to come home every day.”

The exterior of the 7,000-square-foot mansion looks unassuming. But inside, there are two galactic-themed bunk rooms (each with a full bathroom). One bedroom has four bunk beds, plus a karaoke stage where the scene of Han Solo frozen in carbonite is re-created in exact detail.
The other bedroom has six bunk beds and is highlighted by Grogu animatronics, a life-sized IG-11 droid, and a multiple-player target shooting game based on the Mandalorian and Bounty Hunters.
The rest of the nine-bedroom home is gorgeous as well, but “Star Wars” enthusiasts probably won’t see much of it.
