I'm the founder of GardaDoma and an Airbnb Superhost in Brenzone sul Garda, Italy. Since 2019, my seven properties have hosted over 3,000 guests, and our annual revenue on Airbnb exceeds $250,000.

I spent over a decade in corporate finance in Moscow. I started my career as an analyst at Ernst & Young , where in five years I progressed to a senior manager position.

In my last corporate role, I was a managing director for strategy at MOEX Group overseeing strategy, international relations, and innovations. From 2014 to 2019, I was deeply involved in the fintech venture capital area .

In 2018, I purchased a 17th-century house on Lake Garda from a 93-year-old local farmer and started the journey of GardaDoma.

During a drive from Munich to Florence, I stopped in Lake Garda completely by chance. Its stunning views and the yachting, kite-surfing, and hiking available year-round made me fall in love with the place. For 10 years, I went on road trips across Europe, visiting Lake Garda each time.

When I visited Brenzone, the idea of establishing a family-run guesthouse popped into my head. Brenzone stands out as the most nontouristy and authentic spot on Lake Garda.

I bought my first property, a six-room building, from a local farmer for around $460,0000 and turned it into a vacation home for my family. I always loved using Airbnb when I traveled, so my family, friends, and I decided to start renting out rooms. I did this alongside corporate work for a year but soon realized I enjoyed hosting guests much more than working in finance.

I chose to leave my finance career behind

In December 2018, my second son was born at Lake Garda, and I took parental leave at our house. After two months, I decided I wanted to live in Brenzone full-time, not in a skyscraper in a big city, and left office work to become my own boss.

I quit my corporate career and immigrated to Italy from Russia.

My paycheck was a lot higher in finance, which made me accustomed to a higher living standard, but the job lacked purpose for me. When I started my Airbnb business, my income decreased roughly four times.

But now, whether I'm welcoming my guests, playing the guitar for them, or taking them on a boat trip, I feel immense fulfillment. Mine is a story about choosing happiness over money and following the path in life guided by my heart. I have no regrets whatsoever.

I work around the clock, but I love what I do

Even though I work long hours, I have a much better work-life balance and enjoyment than at my corporate job.

From 6 to 9 a.m., I work on reports and budget calculations and answer Airbnb booking requests. From 9 to 11 a.m., I spend time with guests at breakfast and check-outs and deal with all matters related to their comfort. From 11 a.m. to 1 p.m. I send dinner round-call messages to existing guests and Airbnb pre-check-in messages to arriving guests.

I devote 1 to 4 p.m. to property maintenance and planning the dinner menu with our work family, who take shifts in cooking. From 4 to 7 p.m., I welcome newly arriving guests. Dinner starts at 7:30 p.m., and I always spend this time with guests at the table.

During the low season, I plan expansion, check out apartments in the area for potential acquisition, and make partnerships for summer activities. In the high season — from Easter until the end of October — it's all about organizing events and activities and spending time with guests, which is my favorite part of the job.

The business has grown to include 10 friends and family members

Most tasks are handled by family members and friends. We greet each guest in person, offer customized recommendations, and are available 24/7.

The average cost per room is around $107, and the average cost per apartment is around $215 during the high season. Meals and activities are priced separately, though I often take guests on a hike or yacht ride for free since I love doing so.

A certain psychological disposition is needed for a job like this

We maintain the initial charm of personal hospitality — a differentiating point that our guests greatly value, as it's difficult to find. Our Instagram account makes us stand out and conveys our hospitality.

The key to success for every hospitality business is to create a loyal guest base who visit frequently and share positive recommendations. You have to greet guests in a manner that encourages them to return.

We respond quickly to customer feedback and improve the service. For example, we launched a family home where each floor had two rooms with shared bathrooms and soon started receiving feedback from guests that they loved an authentic, close interaction with hosts but prioritized comfort and privacy, especially private bathrooms.

The next season, we included private bathrooms in each room. Later on, we added apartments nearby, so guests can socialize at our guest house during meals while still having all the comfort of the private apartment rental.

2024 Summer Release: Airbnb introduces Icons—extraordinary experiences from the world’s greatest icons

Plus new features that make planning group trips easier than ever

Airbnb is introducing Icons, a new category of extraordinary experiences hosted by the greatest names in music, film, television, art, sports, and more. Icons let you step into worlds you’ve only ever dreamed of. Drift off in the Up house. Spend the night in the Ferrari Museum. Hang out with Kevin Hart. Today, we’re unveiling the first 11 Icons on Airbnb, with new experiences dropping around the world throughout the year.

“Icons take you inside worlds that only existed in your imagination—until now,” said Brian Chesky, Airbnb co-founder and CEO. “As life becomes increasingly digital, we’re focused on bringing more magic into the real world. With Icons, we’ve created the most extraordinary experiences on Earth.”

Here are the first 11 Icons we are unveiling:

  • Drift off in the Up house – Sleep inside one of Disney and Pixar’s most iconic homes—and yes, it floats. You’ll explore Carl’s world in this detailed re-creation of his home, complete with more than 8,000 balloons, and located in the scenic red rocks of Abiquiu, New Mexico.
  • Spend the night in the Ferrari Museum – Immerse yourself in the world of racing with a stay at the Ferrari Museum in Maranello, Italy. You’ll sleep on a bed crafted from the same leather as Ferrari seats, take a lap with Scuderia Ferrari ambassador driver Marc Gené, and head to Emilia-Romagna’s premier race as a VIP. 
  • Step into X-Men ’97 – Live like the X-Men as you stay in a 2D animated re-creation of Marvel Animation’s X-Mansion in Westchester, New York. You’ll discover your mutant abilities and even train in the Danger Room. 
  • Go VIP with Kevin Hart – Kevin Hart is taking you inside his members-only Coramino Live Lounge for an A-list evening. You’ll join Kevin and his friends in this secret speakeasy, where they’ll treat you to a tequila tasting and live stand-up by the best comedians in the game.
  • Wake up in the Musée d’Orsay – Stay in the Paris art museum’s iconic clock room, which has been transformed into a luxurious bedroom by Mathieu Lehanneur, designer of the Paris 2024 Games torch and cauldron. From the terrace, you’ll witness the historic Opening Ceremony of the Olympic Games along the River Seine.
  • Join a living room session with Doja Cat – Fresh off a tour performing on the world’s biggest stages, Doja is hosting you for a much more intimate experience.   • Make core memories with Inside Out 2 – In anticipation of the June 14 release of Disney and Pixar’s new movie Inside Out 2, you’re invited to an overnight stay at Headquarters, the control center of Riley’s emotions. Your host, Joy, will welcome you into her vibrant world to witness the emotions in action and help keep things in balance.

Icons are featured in their own category right on the homepage. Most Icons are free, and all are priced under $100 USD per guest. A countdown displays the time until each Icon goes live, and guests can request to book through the app. The lucky guests who are selected will receive a digital golden ticket, and more than 4,000 tickets will be available in 2024 1 . 

New features for group trips

More than 80% of bookings on Airbnb are group trips, but the app wasn’t designed for groups. That’s why we’re introducing new features that make planning group trips easier than ever:

Shared wishlists

You can now easily share your wishlists with others on your trip, inviting them to add homes, write notes and vote on listings. When you share listings with others, the app creates a wishlist with these homes.

New Messages tab

A redesigned Messages tab now allows everyone on a trip to message with the host in a group thread. The simplified design consolidates all guest, host, and customer support messages in one place, making it easy to search across messages. Reactions allow guests and hosts to respond with emojis, and AI-suggested quick replies help hosts instantly answer common questions.

Trip invitations

Once you book a trip, you can invite others to join you with digital postcards of your destination, illustrated by artists from around the world. Everyone joining the trip will get all reservation details including the full address, Wi-Fi password, and check-in instructions.

Upgrades for Hosts

The 2024 Summer Release also includes upgrades for hosts based on their feedback. We’ve expanded the earnings dashboard with interactive performance charts and automated earnings reports. Our updated Listings tab gives hosts more control when creating and editing a photo tour to showcase their space. We’ve also added a simple way to quickly switch between the guest and host sides of the app.

Worldwide rollout starting today

Icons and new features for group trips are available starting today. Upgrades for hosts are available today by enrolling in Airbnb Early Access in the app.

Stay in the house from 'Up': Airbnb unveils new Icons category with one-of-a-kind listings

A new crop of listings from Airbnb might have you making some tweaks to your bucket list.

The booking platform unveiled its "Icons" category on Wednesday, a collection of one-of-a-kind stays and experiences.

Guests can book listings like a stay in a replica of Carl Fredricksen's house from Disney and Pixar’s “Up” in Abiquiu, New Mexico – that can be suspended up to 50 feet in the air by a crane while guests are outside, with over 8,000 balloons attached for good measure – or a living room concert by rapper Doja Cat.

The category expands on similar listings Airbnb has offered in the past, such as Barbie’s Malibu DreamHouse .

“One of the core ideas of Airbnb is that you can step inside someone else's world,” CEO Brian Chesky told USA TODAY. He said the company began wondering if it could apply that to fantastical worlds customers might only dream about.

“I think when you take something that was only in your imagination, and you make that real, it creates a sense of magic,” he added.

What can guests expect from Airbnb Icons?

Airbnb is launching Icons with 11 options and will add more on a rolling basis. 

Those include an overnight stay at the Ferrari Museum in Maranello, Italy. “You’ll sleep on a bed crafted from the same leather as Ferrari seats, take a lap with Scuderia Ferrari ambassador driver Marc Gené, and head to Emilia-Romagna’s premier race as a VIP,” the company said in a news release.

One listing offers views of the 2024 Paris Olympics opening ceremony from the Musée d’Orsay, with its clock room turned into a bedroom by Mathieu Lehanneur (who designed the torch and cauldron for this summer’s games). Another opens Prince’s Minneapolis house from the 1984 rock musical movie “Purple Rain” to guests. The stay features a studio session with “rare and special tracks” as well.

How do you book Airbnb Icons?

The Icons category is featured on the homepage of Airbnb’s website and app, with a countdown clock showing when a listing will become available. Users can then request to book.

“People are just going to be asked to fill out their profile on Airbnb, answer some questions about why they want to stay, and then … we’ll kind of randomly narrow it into a set of submissions, and then we're going to read every one of those submissions and pick people. And I think this is just a way to create a little of that Willy Wonka-type joy and surprise.”

Fittingly, guests who are chosen will get a digital golden ticket. The company plans to distribute more than 4,000 of those this year.

How much do Airbnb Icons cost?

The majority of listings in the category are free, but all cost less than $100 per guest. Those who book will be responsible for any travel costs, however.

Chesky said he sees Icons as “the beginning of the next chapter of Airbnb.”

“I feel like if we can make a 40,000 (pound) house lift through the sky, we can do anything,” he said.

Airbnb CEO: ‘We Are Ready to Step on the Gas’ for International Expansion

Despite risks from regulation and competition, there is a huge opportunity for Airbnb to expand further around the world beyond its five core markets. It's a big world out there.

Airbnb execs have used the phrase “expanding beyond the core” to mean launching new products and services for guests and hosts, and also their hope to lift growth beyond the company’s main five markets: The U.S., Canada, UK, Australia, and France.

The new services for guests and hosts have been slow in coming. But expansion into under-penetrated markets picked up during the first quarter.

Airbnb said it continued to invest in “less mature markets” where growth in gross nights booked was more than double that of the five core markets, albeit from a lower base.

Airbnb CEO Brian Chesky leaned into that idea during the company’s first-quarter earnings call Wednesday: “I think at this moment, we are ready to step on the gas,” he said.

“And by stepping on the gas, I don’t mean it’s going to be a significantly greater investment, but a much greater velocity because we spend a lot of energy updating our products,” he said.

For example, Chesky said Airbnb recently updated its app in China, and the company is bringing some of those improvements to Japan and South Korea “because the applications work fairly similarly.”

Chesky cited the following countries as under-penetrated markets that Airbnb is focusing on: Mexico, Brazil, Germany, Italy, Spain, Switzerland and the Netherlands, as well as China, South Korea and Japan. India, he added, would come a little later.

Airbnb might get better traction in Asia than other places, Chesky said, because of demographics and use of social media.

“In fact, I could argue that Airbnb might resonate better in Asia because there’s a younger travel population that’s not disposed to hotels, and they’re on social media,” he said. “And we are disproportionately social media versus our competitors. So I’m very, very bullish about that.”

Chesky also repeated previous statements that the company is working on expanding into other verticals, but he didn’t elaborate.

Is Airbnb a Better Value Than Hotels?

Chesky said Airbnb has improved its value for guests compared to hotels over the past year because supply has kept pace with demand, which keeps prices in check.

Chesky said several factors have led hosts to moderate prices:

  • Some 300,000 hosts lowered or removed cleaning fees after Airbnb started optionally displaying the total price of a stay before taxes.
  • Two-thirds of hosts now offer weekly or monthly discounts.
  • A tool for hosts enables them to compare the price of their listings to others in the neighborhood that are attracting bookings, and this encourages hosts to lower their rates.

“The net of all of it is that hotel prices are up year-over-year and Airbnb listings on a like-for-like basis are down,” Chesky said. He added that the comparison was between global hotel room prices in March, which were up 3% to $148, versus the average rate for a one-bedroom Airbnb, which saw a 2% decline to $114.

Airbnb Removed Thousands of Listings

Airbnb said it removed thousands of listings in the first quarter because their quality did not meeting standards. Excluding the deletion of these thousands of listings, Airbnb said active listings — excluding those for experiences — increased 17% year over year. When they are included, active listings growth was 15%.

Based on data Airbnb made public, we calculated that Airbnb deleted more than 150,000 active listings during the first quarter.

“Consistent with recent quarters, urban and non-urban supply grew at similar rates year-over-year,” Airbnb stated in its first-quarter shareholder letter. “We also continued to see similar growth in the number of individual and professional hosts and believe the majority of new listings are exclusive to Airbnb.”

The Financials

Airbnb recorded its largest first-quarter net income, $264 million, which more than doubled the same period a year earlier. Meanwhile, revenue jumped 18% to $2.1 billion. The net income mark benefitted from Easter taking place in the first quarter of 2024 — it landed in the second quarter of 2023 — and because the company pushed some marketing spend into the second quarter instead of the first.

The company’s second-quarter outlook would have revenue growth decelerating to 8% to 10% from 18% a year earlier because of the timing of the Easter holiday and Leap Day, both of which occurred in the first quarter of 2023, and currency exchange headwinds, the company said.

What’s more, you’ll be surrounded by 110 elite trophies and encircled by the Ferrari cars that won those accolades and feel the speed of the Ferrari 296GTB on a private ride on the Pista di Fiorano, Ferrari’s private racetrack.

This type of night in the museum stay is part of Airbnb’s new “Icons” collection that offers up rare, extraordinary experiences around the world, with hosts who are big names in art, music, sports, television, and the social media sphere. The rental platform over the years has been occasionally offering buzzworthy stays, with opportunities to spend the night in the last remaining Blockbuster video store in Bend, Oregon or sleep over in the “Scream” house located in Santa Rosa.

Now, Airbnb says it will offer these dream-like stays on a more regular basis, mostly for free—with the first 11, including the Ferrari Museum, announced for the summer.

The lineup includes some wildly unique stays, like one in the Disney/Pixar “Up” house in Abiquiu, New Mexico and a stay in the clock room at the Musée d’Orsay in Paris.

Most of the stays are free, and none are more than $100, so this more like a giveaway promotion than a traditional booking. Those looking for a “golden ticket” as Airbnb is calling it will need a little luck on their side because the rental platform will surely be fielding thousands of booking requests for these one-of-a-kind stays.

The Icons stays include exclusive experiences, too: For instance, the Ferrari Museum guests will get to take a lap in a Ferrari 296 GTB, going from 0 to 100km/h in 2.5 seconds and dine like Enza Ferrari with a gourmet meal at Cavallino, a spot once frequented by the Ferrari founder.

Guests can also attend a racing event in Emilia-Romagna with VIP tickets and get a private tour of the museum.

The host is Scuderia Ferrari ambassador driver Marc Gené.

How to Book a Stay in the Ferrari Museum

You’ll need to act fast if you want the chance to stay in the Ferrari Museum:

  • When to Book: Requests to book open on Monday, May 6 and close at 11:59 p.m. PT on May 8, 2024.
  • Booking Process: During the process, you’ll choose your dates, add guests, and answer a question about why you want to go. You’ll need an active Airbnb account and the app to participate. It won’t cost you anything to submit a request.
  • Selection Process: Airbnb will first randomly choose guests, then will review their answers for unique perspectives and connections to the icon. Then, selected guests will be invited to book.

Airbnb promises that more than 4,000 “golden tickets” will be awarded to guests in 2024. Airbnb The X Mansion

The mansion, sitting atop a hill in Westchester County, New York, could be mistaken for any number of homes in the area, save for one little, er, big, thing.

In the driveway, feet from the front door, there is the battered severed head of a giant Sentinel, one of the antagonists to the X-Men.

That includes an interior that has been meticulously hand-painted so as to appear two-dimensional, as in the cartoon, with the bedrooms, Professor X’s office, Beast’s lab, and even a “danger room” available for guests to explore.

The X-Men mansion is part of a new effort by Airbnb, one that will embrace pop culture to offer its users the ability to stay in iconic properties, both real and fictional. It’s an effort the company is calling “Icons.”

“The name Airbnb is a noun and a verb used all over the world, that’s a good thing, that means everyone knows it. But the downside is kind of like Kleenex or Xerox, it’s associated with one thing, and we want to do more things,” says Airbnb CEO Brian Chesky, in an interview with The Hollywood Reporter . “We want to be in the business not just of places to stay, but experiences and more. And so I think this is a gateway for us to offer more types of services and more types of offerings, and really just do something I think that brings magic in the world and attaches us to some of the biggest icons in culture.”

And while some companies would be fine going halfway, Airbnb is not pulling any punches. To whit: Carl’s house from the Pixar film Up , which was recreated room by room, and which can actually be suspended in the air by a crane.

“I think it’s about the details. You know Walt Disney used to talk about the details,” Chesky says. “Walt Disney also said if you can dream it, you can do it and that’s exactly what we’re trying to do.”

The idea for Icons actually started … with Ikea, and a chance shopping excursion about a decade ago.

The company would go on to do other one-offs, like the Barbie Dreamhouse, or the home from Home Alone.

“It captured people’s imagination. And we started realizing, what if this wasn’t just a one off program?” Chesky says. “What if we made this a whole product on Airbnb? What if we gave it its own category right in the homepage? and gave it the same level of seriousness and treatment that we treat the rest of the product? What if we do that more frequently, make the builds even more fantastic, and just make an ongoing commitment to doing this?”

Many of the Airbnb icons will offer exclusive experiences to go along with the stay. Guests who stay in Prince’s Purple Rain house will be able to listen to rare and special from the musician; while a stay at the Ferrari Museum in Maranello, Italy includes a lap around a track with a professional driver. One experience will see a guest joining Kevin Hart for an evening at his members-only Coramino Live Lounge; and another includes a private living room performance from Doja Cat.

Inside the X-Men mansion in Westchester, overnight guests will experience a multi-hour tour hosted by a team of actors portraying X-Men in training, including some unique cocktail-making in Beast’s lab, and combat training from a stunt man in the danger room. Each of the bedrooms is themed to different X-Men, with little details true to the character (Wolverine’s alarm clock has claw marks, for example).

“We’re just trying to capture a decent cross section of pop culture. But I’m particularly excited about the extremes, either these imaginary worlds that no one has ever tried to bring to life before, or these things that are real, but you never could get access to before,” Chesky says. “Most people don’t just hang out with Kevin Hart and get a 30 person comedy show from Kevin — he does like stadiums, you know — so we like bringing our imagination to life and being able to give you access to something that’s real, but that you’ve never had access to before.”

Airbnb will have 11 Icons at launch, and is promising to refresh it with new offerings throughout the year. Most will be free and first-come, first-serve, but even the ones with a fee will cost under $100 per person, per night (the X-Men mansion, for example, will be $97, but includes the overnight stay, the X-Men training experience, dinner, and breakfast).
