Over the years, the Aldasoro Ranch near Telluride has been carved into numerous developments. Part of the ranch is now the largest star-studded subdivision in this high-dollar region. Another piece is home to the highest commercial airport in the country.
Tom Cruise is off the market — well, at least his Telluride estate is.
The “Mission: Impossible” star sold his 320-acre dwelling for the full asking price of $39.5 million , making it the highest residential sale ever in the Telluride region.
The 11,512-square-foot, custom-built home features seven bedrooms, nine full bathrooms. A guest house has three additional bedrooms.
The luxury property, which was listed in March, was on the market for less than a week before it was under contract, said its co-listing agent Dan Dockray. A Telluride-based senior global real estate adviser for LIV Sotheby’s International Realty, Dockray said Monday he and co-listing agent Eric Lavey had expected to have Cruise’s mountain abode signed by April 1.
The fast transaction illustrates Colorado’s red-hot real estate market, where the median price for a single-family reached over $500,000 for the first time in April . Celebrity homes, especially those like Cruise’s, don’t become available too often, Dockray said.
“This is an uncommon property,” he said. “With a property like this, we don’t have comparables. We priced it in the zone that made it attractive.”
Cruise, who completed the custom home in 1994, tried to sell the estate for $59 million seven years ago , but did not have a public listing. The market has changed since those days.
“It was priced correctly and correctly placed for such an incredible property,” Dockray said.
While Dockray is familiar with the Telluride market, Lavey is seeing its potential. The Beverly Hills, Calif.-based agent, who is also a senior global real estate adviser for Sotheby’s, called it, “one of the most special places in the world.”
“You’re not going to Telluride and find luxury cars,” Lavey said. “Locals are passionate about keeping it T-ride.”
Lavey said his client, who he did not disclose, and the locals are involved in the community and described Telluride as “not a playground for the rich.”
As a whole, Telluride does not have many properties with price tags over $20 million, and those that do often are not the subjects of a bidding war, Dockray said.
“We’re still a much younger market than Aspen and Vail,” Dockray said. About 20 luxury dwellings sell in both Aspen and Vail annually, he said, but Telluride only averages a handful.
One of the factors for Telluride’s growth has been the pandemic, with people leaving highly populated areas like New York, Chicago and Los Angeles for more private settings that offer family activities, Lavey said. While the worldly centers are opening up again, these second- and third-tier markets will continue to attract house hunters who demand remarkable homes.
“These markets have been the best possible during that last 12 months,” he said.
Both Dockray and Lavey foresee high-end listings performing well in Telluride beyond this time, with Lavey calling it a “once-in-a-quarter-century scenario.”
“People are seeing the value of Telluride,” Dockray said.

Tom Cruise Sells His Longtime Telluride Ranch for $39.5 Million - See Inside!
The 320-acre Colorado property was the setting for the actor's 2008 Oprah interview, and where he and then-fiancee Katie Holmes shared the first photos of daughter Suri in 2006
Tom Cruise is officially saying goodbye to his 320-acre estate in Telluride, Colorado.
The actor, 58, has sold the 7-bedroom, 9-bathroom property where he famously sat down for an interview with Oprah Winfrey in 2008 and, a year and a half earlier, opened up to Vanity Fair alongside then-fiancée Katie Holmes , sharing the first photos of their daughter, Suri.
The home is was listed for $39.5 million in March, with lead agent Eric Lavey and Dan Dockray of Sotheby's International Realty . It has now sold at asking.
According to the home's listing, the secluded, sprawling ranch was "custom-built for privacy, where unspoiled natural beauty, sweeping mountain vistas and outdoor recreation abound."
There's an impressive 11,512 square feet of living space split between an almost 10,000-square-foot main house and a guest house with three bedrooms.
Warm wood is the star of the show throughout the interior, featuring heavily in the furnishings, flooring, walls and even the kitchen's counters and island.

Amenities on the property include a game room that currently holds a billiards table, foosball table and piano; a fitness center; two fireplaces; an outdoor terrace and a three-car garage.
"Enveloped in mountain majesty and boasting extensive forested trails, this secluded estate - accessed via a scenic one-mile drive from a secure gated entry - is only minutes from historic downtown Telluride for world-class skiing and golf," the listing notes.

According to Vanity Fair , Cruise began making plans for the compound more than 30 years ago. He completed it in 1994, and put it on the market for $59 million back in 2014.
In her 2006 interview with Cruise and Holmes, 42, Vanity Fair 's Jane Sarkin described the home as having the feeling "of a sprawling lodge or chalet , with rustic, log-cabin touches-informal, airy, built with honey-colored deadwood from Oregon."
According to Sarkin, Holmes, Cruise and their kids (Suri, then 5 months old, and Cruise's son Connor , now 26, and daughter Isabella , now 28) spent their days at the ranch riding around a makeshift motocross track, jumping on an in-ground trampoline, playing golf and sitting around an outdoor fire pit.

Inside Tom Cruise’s $40M Telluride Ski Chalet
Mission Impossible mega star Tom Cruise equipped his luxe alpine escape in Telluride, Colorado with all the bells and whistles. The 11,512-square-foot living space was built in 1994, and includes the 10,000-square-foot, four-bedroom main house and a three-bedroom guest house. Tom has owned the mountain retreat since the ’90s and sold the property for $39.4 million last spring. With ski season upon, we thought it was worth a peek. Scroll down!
Nestled deep within rolling meadows and mature forest, the Telluride home holds a lot of history for Tom, according to Dirt.com . It is where he enjoyed time with his children and much of his marriage to actress Katie Holmes. It was also the location of his last major interview with Oprah , who was so taken with his ranch and its views that she bought her own home nearby in 2016.
The grounds are beautiful in all seasons. Outside is a sports court for tennis, basketball or ice hockey and a private trail system. The property’s 298 acres are threaded with hiking and riding trails, and tracks for dirt bikes and snowmobiles — plus there’s a private gate leading to the Uncompahgre National Forest.
The living room features beamed ceilings with bleached cedar timbers, an oversized fieldstone fireplace and charming French windows to frame dramatic views of the tall peaks outside.
In this casual seating area, the walls are clad in rustic cedar timbers assembled by dovetail joinery; and the angular fireplace built from local stone echoes the mountains outside.
The dining room continues the Western theme, with a metal cowboy chandelier and art. The trestle table and farmhouse wood chairs drive home the casual, family friendly vibe.
The chalet kitchen features luxury appliances — including three refrigerators. A hanging wrought iron pot rack gives the space a personal feel.
This cozy den has plenty of rustic log shelving. The knotty wood walls and timbers give this space an intimate feel, perfect for après ski.
The games room also embraces a Western spirit, with Navajo-style rugs laid causally on the wood plank floors and a cowboy-theme parchment shade.
This picturesque spot outfitted with a timber bench is an ideal perch to enjoy a cup of hot chocolate as the sun climbs over the peaks in the morning.

Actor Tom Cruise is selling his nearly 300-acre estate in Aldasoro Ranch, according to Bill Fandel of Telluride Sotheby’s International Realty, who is listing the property with an asking price of $59 million.
The Wall Street Journal first reported the news Thursday afternoon, and Fandel later confirmed the Cruise listing and shared the listing details with the Telluride Daily Planet.
The roughly 10,000-square-foot main residence at 115 Francisco Way was personally designed by Cruise over the course of several years and uses native stone and cedar, according to the Wall Street Journal.
The house, which is a 12-minute drive from downtown Telluride and five minutes from the Telluride regional airport, has four bedrooms and six bathrooms as well as a gym, recreation room and library, Fandel confirmed. It also includes a three-car garage.
A 1,600-square-foot guest house with three bedrooms and three bathrooms is also included with the property, Fandel said.
Photographs on the Telluride Sotheby’s International Realty website show both the main and guest houses nestled beneath a sprawling aspen grove with wide open views of the soaring surrounding mountains, including iconic Mt. Wilson.
“Nestled deep within the rarest assemblage of rolling meadows and mature forest just 12 minutes from the historic resort town of Telluride, Colorado, this property offers the ultimate retreat for those seeking privacy, scenic beauty and serenity,” the official listing on the Sotheby's International Global website says.
According to county property records, much of the property surrounding the residences is subject to a conservation easement with the Colorado Department of Natural Resources and Department of Wildlife.
The house was built in 1994 by top local craftsmen and has been periodically updated and kept in pristine condition, according to the Sotheby's listing.
Cruise purchased one initial plot in 1992 and acquired neighboring properties over the next several years to create his secluded 298-acre estate, complete with its own trail system.
The last plot Cruise added to the extensive estate was in 1998, when he purchased an adjacent 40-acre tract for $5.5 million.
The property also features a motocross track and a multi-sport court for tennis, basketball and ice hockey, the Sotheby's listing said.
The property connects to U.S. Forest Service land and the Deep Creek Trail through a private gate on the property.
Fandel told the Wall Street Journal Cruise is selling the home because he hasn’t used it much over the last few years.
Cruise was first associated with Telluride when he married his second wife, actress Nicole Kidman, here in 1990. Since then he has been a supporter of local causes, including the Nugget Theatre, Lizard Head Hockey League and the Valley Floor conservation effort.

Tom Cruise is waving goodbye to his $39.5 million mansion in Telluride, Colo.
For more than 25 years, the Top Gun actor has retreated to his vacation home in Colorado, but this winter the star will be staying elsewhere, as he sold the custom-designed estate this week. According to The Wall Street Journal , the four-bedroom house fetched the full asking price after just two weeks on the market.
The new buyers will enjoy a spacious 10,000 square foot living space, including the three-bedroom guesthouse located on the 320-acre property. When not snuggled up by the fire, guests can peruse the numerous toys available for their enjoyment, from dirt bikes to snow shoes. There's even a snowmobile track!
Additionally, Cruise had the home outfitted with an office space, a spa and a three-car garage.
The Telluride lodge was just one of the many places the 58-year-old actor has called home throughout his career. He has multiple residences across the globe, including Los Angeles, Calif. and Clearwater, Fla.

In the mountains outside Telluride, Colorado, actor Tom Cruise has been unable to sell his 298-acre estate, which he put on the market in 2014 at $59m. The property has beautiful woodlands, meadows, a helipad and “a storybook guest house”, but buyers are scarce in Telluride for big-ticket trophy properties.
“There is no action in that market right now,” says Bill Fandel, managing broker of Telluride Sotheby’s, which is listing the property.
Like most mountain resorts , Telluride, in a remote section of south-west Colorado, was hit hard when the global economy stalled in 2008. Sales have rebounded in recent years, but agents say buyers are still absent from the top tier of the market.
“Above $4m or $5m, that market is almost dead,” says George Harvey, owner of the Harvey Team, a local estate agency. Several factors have affected sales, including the rise of the dollar and economic uncertainty. But the biggest hit has come from somewhere else entirely: a thousand miles away in the oilfields of Texas. Low oil prices have cut into Texan bank accounts — and Texans are Telluride’s most active buyers.
As a result, Cruise’s property is not the only large estate languishing on the market. A nine-bedroom, 12,000 sq ft house on six wooded acres, priced at $8.25m, has been for sale for more than a year.
In many cases the owners are unwilling to lower their asking price, says Judi Kiernan, president of Telluride Consulting Services, a property data company.
“We have properties that have been on the market two or three years,” she says. “A lot of people don’t have the motivation to sell.”
Tucked into a box canyon in south-west Colorado, Telluride is essentially two distinct markets — downtown Telluride and Mountain Village. The latter is a master-planned, ski-in, ski-out community at 9,545ft, connected to downtown by a free gondola.
Downtown is doing more business than Mountain Village, says Polly Leach-Lychee, owner of Telluride Properties. Dozens of homes in Mountain Village were repossessed by banks after the 2008 crisis and now they’ve returned to the market, creating an oversupply, she says.
Downtown is also less expensive — the average price of a home in the historic district is $3.1m, compared with $5.1m in Mountain Village, says TD Smith, president of Telluride Real Estate.
Sotheby’s lists a six-bedroom, three-storey home with hot tub and mountain views in the centre of town for $4.75m.
An old mining town, downtown Telluride only has about 2,300 permanent residents. There are no big chain stores and few fast-food restaurants but the town hosts popular bluegrass and wine festivals, and the 43rd annual Telluride Film Festival starts on September 2. Its programme is a closely guarded secret until it opens but in previous years the festival has hosted the world premieres of The King’s Speech , Slumdog Millionaire and Blue Velvet . It gives Telluride a different vibe to Colorado’s other mountain resorts, such as Vail and Aspen, the latter of which is so popular with the international jet set that Telluride locals call it the “Hong Kong of the Rockies.” And if agents are depressed in Telluride, things could be worse: sales in the county for the first half of 2016 were up 8 per cent year-on-year, according to Telluride Consulting’s latest report. In Aspen, they were down 40 per cent over the same period, according to estate agency Douglas Elliman.
Telluride may be benefiting from the $50m expansion of the local airport in 2010 to handle larger aircraft — Fandel estimates that 40 to 50 per cent of his buyers arrive by private jet.
Those that do come don’t come just to ski; these days buyers are looking to hike, bike and fish as well. In fact, the majority of property sales in Telluride now take place in the summer months, between July 4 and the beginning of October, says Smith.
“Older people are not skiing as much,” he says. “People are more focused on other forms of recreation.”
The 89-room Madeline Hotel, one of the main resorts in Mountain Village, has been sold twice since it opened in 2009, including the 2014 sale to a partnership of the Northview Hotel Group and a fund managed by Apollo Global Management. The new owners launched an extensive renovation and last year offered 70 residences for sale. Thirty-five have sold or are pending sale, Fandel says. One of the remaining units is a 2,673 sq ft, four-bedroom penthouse with balconies off every bedroom. It has a guide price of $2.3m.
In July, Texas real estate broker Mark Matthews paid $1.338m — about 6 per cent under the listing price — for a 2,800 sq ft, three-bedroom, townhouse in Mountain Village. He plans to use it as a vacation home four to five times a year and rent it out when he’s not using it.
Currently, it rents for between $400 and $1,400 a night, depending on the season. Matthews isn’t overly concerned with the investment potential, he thinks it could provide a yield of about 2 to 3 per cent and help pay for his trips. “Our philosophy is to put money into real estate we can enjoy,” he says.
But he is confident the value of his home will appreciate in the coming years as the market picks up. And agents agree, thanks to Telluride’s box canyon geography limiting supply. “There is nowhere to grow,” says Smith.

Tom Cruise’s Colorado Home Fetches Full $39.5 Million Asking Price
The sale for the roughly 320-acre property in telluride closed just two months after hitting the market, newsletter sign-up, daily briefing.

The sale of Tom Cruise’s Telluride, Colo., estate has closed for the property’s full asking price of $39.5 million, just two months after he listed it for sale, according to the listing agents.
Listing agent Dan Dockray of LIV Sotheby’s International Realty said the property was actually in contract within roughly the first week. "It all really depended on who had their Gulfstream warming up on the tarmac to get out there first," said his colleague Eric Lavey, who also worked on the deal.
The ’Mission Impossible’ star previously tried to sell the property seven years ago.
Mr. Lavey said the deal is further evidence of how much the Colorado market has boomed over the past year. He said he’s seeing ultra-high levels of demand for large, private compounds with on-site sporting activities. The agents declined to comment on the identity of the buyer.

A spokeswoman for Mr. Cruise didn’t immediately respond to a request for comment.
The roughly 320-acre property, which sits at the end of a mile-long driveway framed by a forest of aspen trees, borders a national forest on three sides. It includes a roughly 10,000-square-foot native stone-and-cedar home, which was completed by Mr. Cruise in 1994, as well as a three-bedroom guest house. The main house is designed in classic mountain style, with wood-paneled walls and stone fireplaces.
The property is packed full of sports-oriented amenities such as a large sports court, a dirt bike and snowmobile track and an extensive network of trails for hiking, snowshoeing and all-terrain vehicles.
The "Top Gun" and "Mission Impossible" star, 58, previously tried to sell the property seven years ago, The Wall Street Journal reported.

But it's not the first time Cruise has sought a buyer for this property. The actor first shopped the Telluride, Colorado, home around in 2014 with a heftier reported price tag of $59 million. However, the current listing agents told Clarke that the property was never publicly listed then, saying they're "not sure [Cruise] was ready to sell it yet" back in 2014.
Cruise also appears to have actually added land to the property in the last seven years. A 2014 Journal report said that the home sat on 298 acres of land, while the current listing says it's on about 320 acres.

According to the listing , the ranch property has a 10,000-square-foot main house made of cedar and native stone as well as a separate 1,600-square-foot three-bedroom guest house. The main house is located a mile away from the front gates.
Eric Lavey and Dan Dockray, with luxury real-estate agency Sotheby's, have the listing. Lavey confirmed to Insider that Cruise owns the property and is behind the sale.
Representatives for Cruise did not immediately respond to Insider's request for comment regarding the home sale.
According to the listing, the property borders a national forest on three sides and has "extensive forested trails."

The listing also notes that the home is located fairly close to downtown Telluride, which offers golfing and skiing. In 2017, Forbes crowned Telluride of the best ski resorts in the world, citing its scenic beauty as a draw.
Interior shots of the main house show exposed wood beams and a vaulted ceiling. The living room has a stone fireplace and large windows.
The home also has a media room, gym, sports court, spa, and an office.
Clarke wrote for The Journal that the custom-built home was completed in 1994 after Cruise spent "several years designing and constructing" it.
Telluride is home to several other A-listers, including Oprah Winfrey, who bought a $14 million home there in 2015. Designer Ralph Lauren also owns a ranch just outside Telluride that, according to Elle Decor, is roughly as big as Manhattan.

Cruise has reportedly finalized several high-value home sales and purchases in California, Florida, New York, and the UK in recent years.
According to The Los Angeles Times , Cruise sold his Hollywood Hills home to actress Eva Longoria in 2015 for $11.4 million. Insider reporter Dennis Green previously wrote that the 2.75-acre property has a three-bedroom French villa with oak floors and a heated pool.
The following year, Cruise sold his longtime 10,000-square-foot Beverly Hills home to investor Leon Black for $39 million. The Los Angeles Times reported at the time of the sale that the deal was finalized off-market.
Two years after his back-to-back home sales in California, People reported in 2018 that Cruise had "downsized" to make Clearwater, Florida, his new home base, picking up a two-story penthouse with a gym, home theater and flight simulator, though that purchase wasn't confirmed at the time. Clearwater is also home to the international Scientology headquarters. Cruise has been a practicing Scientologist for close to four decades and is one of its most prominent members.
Also on the east coast, Cruise sold an East Village, New York City, condo in 2013 for $3 million.
Outside the US, Variety reported in 2015 that Cruise had listed his 11,000-square-foot East Grinstead, UK, property for $7.3 million. Cruise had purchased the property in 2006 with his then-wife, actress Katie Holmes. The home is located about 30 miles from London and close to the British Scientology headquarters. It sold the following year to singer-songwriter Peter Andre.

TELLURIDE, Colo. — Action star Tom Cruise has sold his 320-acre Telluride estate for the full asking price of $39.5 million after less than two months on the market.

San Miguel County public records updated Monday show the sale of 115 Francisco Way to Magnum Ranch LLC, which is registered in Nevada, closed on May 12. Nevada secretary of state records indicate the purchasing LLC was formed on April 14, less than a month after Cruise's property listed on March 17.
The property, nestled in the shadow of Campbell Peak, features a custom-built home designed for privacy along with an extensive network of trails for exploration.
In 1992, around the time he was starring in "A Few Good Men," Cruise purchased his first piece of land to create his estate in Telluride. Come 1994, when Cruise was starring in "Interview with the Vampire," the main 10,000-square-foot main residence was completed by Telluride-based Fortenberry Construction.

He was cruisin’ for a sale — and, boy, did he get one.
Just two months after listing his Colorado estate for $39.5 million, actor Tom Cruise has sold the 320-acre spread for its full asking price, its listing brokerage told The Post.
The property snoops at the Wall Street Journal first reported news of the sale Friday. Listing agent Dan Dockray, of LIV Sotheby’s International Realty, told the paper that the Telluride property entered contract within its first week on the market.
“It all really depended on who had their Gulfstream warming up on the tarmac to get out there first,” Eric Lavey, Dockray’s colleague, told the Journal.
The March debut of the listing marked the home’s first time publicly available for sale. In 2014, Cruise — known for his roles in “Top Gun” and “Vanilla Sky” among many other films — hired a broker to market the property in a hush-hush manner for a much higher $59 million ask.
Cruise spent several years designing the home, made with stone and cedar touches, which finished up in 1994. There are seven bedrooms and nine bathrooms, and the home, nestled in the mountains, is built for privacy. It’s also accessed via a 1-mile driveway and stands behind a gate.
The main house measures nearly 10,000 square feet — and comes equipped with a chef’s kitchen, wood-beamed ceilings and oversize windows that look out to the mountains. Other perks include several fireplaces, a gym, a three-car garage and outdoor entertaining areas.
The grounds also have a three-bedroom guest lodge.

“Firstly, I hadn’t even had, like, an acting lesson,” he said. “And I don’t want to be the one that lets this movie down. And then secondly, I just really didn’t have the time to dedicate to it. I remember having to tell Joe and Tom — and it broke my heart. And then I regretted it, naturally, when they show me the movie and it’s: It could’ve been me!”
Although he didn’t have the opportunity to work with Kosinski in Top Gun: Maverick , he will now work with him in the Formula 1 film.
“My point was: Guys, this movie needs to be so authentic,” Hamilton said. “There’s two different fan groups that we have — like, the old originals, who from the day they’re born hearing the Grand Prix music every weekend and watching with their families, to the new generation that just learned about it today through Netflix.”
He continued, “I felt my job really has been to try to call BS. ‘This would never happen.’ ‘This is how it would be.’ ‘This is how it could happen.’ Just giving them advice about what racing is really about and what, as a racing fan, would appeal and what would not.”
