There was everything one can need. The room was tidy and there were fridge, bread toaster, coffee machine etc. The location was perfect too and it was silent so you could sleep like a baby. Perfect for one or two people.

The location is perfect, quiet but still very close to restaurants, the Balcony of Europe, and beaches. The hosts are very friendly and helpful. Overall a great experience, and we can highly recommend Nueva 22.

The city of Nerja is a truly gem in the Malaga province. Here, you are in the more authentic part of the Spanish Southern Costas. Tourism has developed rather late, which has enabled the city council to learn from any mistakes made in the past in other regions of the Costa del Sol.. In Nerja you won’t find any sky scrapers for example.

‘El mejor clima de Europa’/Best climate of Europe: Embedded in the mountains, Nerja has a micro-climate that make the summers not too hot and the winters mild. With its 330 days of sun, Nerja is the perfect year-round holiday spot. And, only 55 km’s from Malaga Airport, it also very suitable for just a weekend trip with sunbathing, good food in fine restaurants or a tranquil recovery in the beautiful surrounding nature.

Its busy calendar of fiestas and festivals throughout the year have religious roots but some are meanwhile just for the heck of it. The many tasty dishes that make up the local cuisine, form the complete attraction of Nerja.. It has all ingredients to charm any visitor!

OLD TOWN IN ANDALUCIA

The old town of Nerja looks very Andalucian with the many white-washed houses and beautiful pebble streets. Its historic quarter has fine examples of popular architecture, very suitable for lovely walks with natural surroundings of cliffs, canyons and gorgeous mountain tops. The famous Balcón de Europa cannot be missed and provides a splendid viewpoint over the sea, sometimes even until the Moroccan coast. On this same plaza, many couples from Spain ánd from abroad choose the glorious Iglesia de El Salvador for their wedding ceremony and they continue  their photo shoot in the surrounding beautiful beaches and rocks. With Easter, the impressive Semana Santa religious processions are been held. In the Christmas period, the streets are beautifully decorated.

CITY BEACHES

Nerja is famous about its beautiful long sea front, formed by beaches, coves and cliffs. Among them there are 4 beautiful city-beaches with just a 2 or 3 mins. walk from our apartments in old town Nerja: Playa Calahonda, Playa El Chorrillo, El Salon and Playa Carabeo… The last mentioned is often overlooked by the hordes of tourists during the summer months.. But when you have found the steep steps that lead down to the beach you are ensured that this one stays relatively quiet and is beautiful!

Playa Calahonda is undoubtedly the most photographed cove in Nerja. Its 120 meters of sand, accompanied by small fishing boats and immaculate white sheds, form a beautiful postcard that every tourist wants to take with their camera.

In summer, Buriana Beach and its promenade is very popular and busy. Here you find many on-site restaurants, bars, cafes and shops. The chiringuitos serve various seafood and Paella during lunch time. There are several playgrounds for children and for the sporty people there are volleyball courts and water sports facilities.

All beaches offer a beautiful view of the rocky coastal landscape. In addition to the colorful fishing boats, you will also find showers, toilets, and a lifeguard station, all well-looked after.

Don’t forget the evenings.. many people go for an evening walk on the beach promenades with the cosy terraces.

The compact center of Nerja makes that, when staying in one of our apartments you can reach the various restaurants and bodegas just by foot in a few minutes. The many restaurants are for all tastes and budgets. From the well-known tapas to really haute cuisine. Spanish, Italian and Asian restaurants and an increasing number of fusion- or ecological restaurants. Currently Nerja has 3 Michelin-guide restaurants. Ask Ron.. he will be happy to tell you the best places to go! Don’t forget to taste the D.O. wines of Malaga (Designation of Origin Málaga). There are currently 3,800 hectares of vineyards in the province Malaga. The diverse topography and different climate zones -ranging from continental in the north, Mediterranean at the coast and subtropical in the Axarquia region- (where Nerja is situated) make Malaga wines unique. Nightlife: For those who want to experience the local nightlife scene, the Plaza Tutti Frutti is full of late night bars and clubs. For a more exclusive, luxury experience: a real night restaurant has recently opened its doors.

The mix of sea and mountain scenery makes Nerja an excellent center-point for all kind of activities…And the year-round best climate of Europe does the rest!

HIKING: Many hiking routes start from Nerja, heading to the mountains of the Cerro Gordo or the Tejeda and Almijara. For this, there are various organized short and long walking tours to catch up with.

It’s no secret that Nerja is the home of some of Spain’s most beautiful coastline which makes it a hotspot for local and international travelers alike and one of the hottest places to stay in Costa del Sol . The first thing to do when planning your vacation is of course to find out where to stay in Nerja.

Nerja is a beautiful resort town that lives up to its name which means Abundant Source. And truth is, Nerja is abundant in so many aspects.

Magnificent architecture, pristine waters, stunning beaches, prehistoric caves, and not to mention the breathtaking view of the Sierra de Almijara posing behind the coastal town make this a true paradise all year round.

There is no secret that Nerja is one of my absolute favorite beach towns in Andalucia and I will help you find the best places to stay in Nerja Spain. 

While the town is not extremely big, and you can easily walk between the different neighborhoods, the different areas offer a completely different vibe.

And if you want the Andalusian village feel, why not stay in the enchanting hillside village of Frigiliana overlooking Nerja just a few minute’s drive away?

Recognized as the heart of Nerja, the old town hosts a majority of the hotspots. This includes the best shopping in Nerja , restaurants, hotels, villas, bars, and apartments. The old town is also home to several of Nerja’s beaches . 

The best part about all this is that it’s all within walking distance. So you can do a quick shopping trip and head down to the beach to enjoy the breeze.

Speaking of beaches, four beaches you certainly want to visit in the old town are Playa Calahonda , Playa Chorrillo, Playa la Caletilla, and Playa el Salón.

They are basically located beneath Balcón de Europa making them super accessible from the old town. That said, the beaches are not the best for people with mobility impairment, then you should head to Burriana Beach .

You can easily find hotels in Nerja Old Town that are budget friendly and still offer you a great view of the beach. The old town is no doubt the best area to stay in Nerja, Spain if it is your first time in the area.

Burriana Beach is not only located right next to the wild Maro coast, but it also offers a wide array of water sports, rental of sun loungers and parasols, and it has assisted bathing during the operating hours of the lifeguards making it the most accessible beach for anyone with mobility impairment.

So if you’re interested in trying out any water activity like a Nerja kayak tour along the captivating cliffs of Maro, Burriana Beach is a great place to begin. There are also other fun Nerja boat trips and coastal excursions to take from here.

This is why it’s very popular among children, families, and sports enthusiasts. This is why Burriana is among the top places to stay in Nerja. 

Apart from the beach, Burriana also offers an interesting range of restaurants, bars, and of course beach shops where you can get snorkeling gear, waterproof pouches for your phones, or any other beach stash you might need.

Punta Lara – Best for couples

Punta Lara is what I like to call the planned part of Nerja. Located in the far western part of town, it’s a mix of residential and holiday apartments. Punta Lara contains some of the most luxurious apartments in Nerja.

If you feel Punta Lara is lacking the allure other parts of Nerja provide, you’d be wrong. Because Punta Lara is the location of El Playazo Beach , one of the best beaches there and also one of the biggest.

This lovely beach is circled by beautiful sugarcane plantations and some farms, and still fairly untouched compared to the more central beaches in this vibrant beach town.

You can walk into the old town, but some might prefer to either have a rental car or grab a cab.

Punta Lara is also home to two other beaches; Playa Güilche and Playa Calaceite. And for your shopping and eating pleasure, this place also has a couple of bars, shops, and restaurants sprinkled around the place. So, if you’re a beach lover, Punta Lara is certainly one of the best places to stay in Nerja.

To avoid the crowds and save some money, the best time to visit Nerja is in late spring . During May and June, the temperatures in southern Andalusia are already warm enough to enjoy days at the beach, and hotels still do not have their high season rates. The quietest time to visit Nerja is the winter. Between November and February, there are barely any tourists to be found, and prices drop, but many hotels, restaurants and bars are closed for the season, and temperatures are usually unsuitable for going to the beach.

Gettin there and moving around

Nerja is connected by air through the Málaga-Costa del Sol Airport (AGP) . Located about 70 km from Nerja, this busy airport offers the largest variety of flights in southern Spain. Malaga airport connects the Costa del Sol with destinations all over the country, Europe (especially the United Kingdom, France, Germany and Scandinavia). Also, it offers some long-distance flights (to Africa, the Middle East and North America).

Nerja does not have any train connections , but it has bus services to other places on the Costa del Sol and to the towns of the neighbouring province of Granada. Barcelona officials plan to ban short-term tourist apartment rentals by 2028, mirroring policies that have bubbled up across Europe in recent years. 

“We are confronting what we believe is Barcelona’s largest problem,” Barcelona Mayor Jaume Collboni said at a city council event. 

Barcelona will look to eliminate all rentals by the 2028 deadline.

The city will scrap all 10,101 apartment licenses approved as short-term rentals, Reuters reported. 

Collboni claimed the tourism boom has benefited the country but choked the local supply of apartments and driven up the cost of rentals for locals by around 68% in the last 10 years. And the cost of a house rose 38%, exacerbating already problematic inequality. 

However, short-term rentals in Barcelona have remained stagnant for years, remaining at around 10,000 since 2014, even as housing prices have continued to rise, according to  figures from Barcelona’s City Hall . 

The city’s data indicates around 850,000 homes exist in Barcelona, making the 10,000 or so short-term rentals a fraction of total housing.

Additionally,  official tourism activity data  indicates 70% of tourists stayed in traditional accommodations — a hotel, hostel or similar — last year. 

A spokesperson for Airbnb said the company didn’t have any comment on the issue but directed FOX Business to a statement from the European Holiday Homes Association, which argued a lack of short-term rentals would give rise to a hotel boom while not fixing real issues with housing. 

“Banning short-term rentals while opening the floodgates to new hotels in Barcelona will not fix housing concerns or make tourism more sustainable. It serves only to take much needed income from local families and gift it to international hotel chains,” the association wrote. 

“Short-term rentals account for less than 1% of housing in Barcelona and provide much-needed income to local families, while making tourism more sustainable and less concentrated,” the association continued. “The EU has already said that Barcelona’s home sharing rules are disproportionate and will not improve housing challenges, and we hope to work with the leaders on a better way forward.” 

Florence, Italy, last year announced a ban on new short-term rentals, which it defines as properties that have an occupancy for less than 30 days for any single occupant.

Mayor Dario Nardella last year acknowledged the law would face resistance, but he believed it was fully and legally defensible, The Associated Press reported.

Nardella at the time argued locals had found themselves living in “apartment hotels” as the city saw the total apartments available on Airbnb surging from 6,000 to over 14,000 in just five years.

The city would not vacate the 8,000 listings in the city center but would look to convert when possible. 

New York City’s short-term rental crackdown, Local Law 18, went into effect in the fall of 2023.

The NYC law required hosts on Airbnb, VRBO, Booking.com and other platforms to register with the Mayor’s Office of Special Enforcement, NY1 reported. 

No more than two guests may stay in a space for less than 30 days, they must have full access to the property they are living in, and the permanent resident must be present at all times.

HONOLULU (AP) — Alicia Humiston bought her condo in Lahaina after she visited Maui and fell for its rainforests, lava fields and the whales that gather offshore. She travels there about three times a year and rents out her unit for short periods when she’s not in Hawaii.

“Maui was my dream place,” she said in a phone interview from her home in Coeur d’Alene, Idaho.

But now Maui’s mayor wants to make it impossible for Humiston and thousands of other condo owners to rent their properties to tourists. Instead, he wants them rented long-term to Maui locals to address a chronic housing shortage that reached a new crisis point after last August’s deadly wildfire burned the homes of 12,000 residents.

The mayor’s proposal faces multiple legislative and bureaucratic hurdles, starting Tuesday with a Maui Planning Commission meeting. Yet it has inflamed an already-heated debate about the future of one of the world’s best-known travel destinations: Will Maui continue to cater to tourists, who power the local economy? Or will it curb tourism to address persistent complaints that visitors are overwhelming the island’s beaches and roads and making housing unaffordable?

About one-third of Maui’s visitors use vacation rentals. They tend to cost less than hotels and are easy to reserve on websites like Airbnb and VRBO. Many have kitchens, so families can prepare their own food.

They have also become a source of strife , particularly after last year’s conflagration in Lahaina — the deadliest wildfire in the U.S. in more than a century. The fire tore through the historic town, killing at least 101 people and leaving nothing but rubble and ash for blocks. Thousands of displaced locals were temporarily housed in hotels usually reserved for tourists, and most survivors still lack stable housing.

Even before the fire, University of Hawaii researchers say so many property owners were renting to tourists — and so few new dwellings were being built — that Maui County suffered a net loss of housing since 2019.

An analysis of property tax records shows 85% of Maui County’s condos are owned by out-of-state residents, said Justin Tyndall, an assistant professor at the University of Hawaii Economic Research Organization. Transitioning them would boost Maui’s residential housing stock by 13%, which Tyndall said would almost certainly lead to lower buying prices and rents.

Maui Mayor Richard Bissen believes that under his proposal, those lower rents would keep locals on Maui because absentee landlords would be forced to either sell their units or convert them to long-term rentals.

There are 7,000 condo units in apartment zones, including 2,200 in West Maui near the Lahaina burn zone, and they account for about half of Maui’s legally operated short-term rentals. If enacted, the change would take effect in West Maui no later than July 1, 2025, and Jan. 1, 2026 elsewhere.

“We understand that there’s going to be a give and take. So the question is, what is most important?” Bissen said at a news conference last month. “My priority is housing our local residents - especially now.”

Humiston, president of the Hawaii Rental By Owner Awareness Association, which opposes the bill, won’t sell her one-bedroom, oceanfront condo that she bought two decades ago if the bill became law. She also doesn’t plan to rent it long-term.

“It would take my ability to use my property. And I bought it for my use,” she said. “I love it there.”

Some warn that reducing the supply of lodging for visitors will ruin the tourism industry Maui’s economy depends on, though backers of the mayor’s bill say many vacation rentals will remain and hotels will have empty rooms visitors can stay in.

Hawaii economist Paul Brewbaker calculates that changing the rules for the affected units, which account for one-third of Maui’s visitor accommodations, would result in 33% fewer tourists and cost Maui 14,000 jobs. He called it a “slow-motion train-wreck” that would lead to an “economic crash and burn.”

Maui County Chair Alice Lee said that while housing for residents is a real concern, the council must also consider legal challenges from property owners and the potential hit on tax revenue.

The county collects $500 million in real property taxes annually and more than 40% comes from short-term rentals, which are taxed at a higher rate than owner-occupied residences, she said.

“We are being sued by over 600 people regarding the fire. We have that many lawsuits pending. Do we really want to put ourselves in a position to invite thousands more?” Lee said. “I really don’t think so, because my main concern right now, at this very moment, is to pay the bills and keep the lights on.”

The county has budgeted $300,000 to study the bill’s impact on tax revenue and businesses like landscaping and cleaning services.

Jeremy Stice, a real estate agent who was born and raised on Maui, and his wife have spent 12 years building a company that today manages more than 40 vacation rental properties, mostly for other owners. About half of them would be affected by the measure, said Stice, who is also president of the Maui Vacation Rental Association.

Stice isn’t sure local residents would buy — or could afford — short-term rental units even if they do become available for permanent housing.

For example, a studio in Papakea, one of the targeted condo complexes, would sell for about $600,000, he said. A 30-year-fixed mortgage at current interest rates, plus the homeowner association fees, would total about $5,000 a month for a small space, he said.

If locals don’t buy them, and tourists don’t rent them, it’s possible the units would sit mostly empty as second homes for wealthy absentee owners — an even worse outcome.

To prevent that, the county should raise taxes on second homes, create incentives to promote long-term rentals and prioritize new housing construction, said Matt Jachowski, a Maui housing data consultant.

“The only way out of this housing crisis is to do everything — to do everything in our power to add more resident housing,” he said.

Tourists in the Spanish city of Barcelona will have fewer lodging options come 2028, as the city has decided to evict operators of short-term apartment rentals. 

Barcelona mayor Jaume Collboni said last week that the city planned to let all of the 10,101 tourist rental licenses granted to local landlords expire when they timed out in four years. The city hopes the move will help it deal with a years-long housing crisis exacerbated by the entry of organizations like Airbnb and Vrbo, which Collboni said had driven rents up by 68 percent in the past decade. 

Barcelona's housing office explained that the tourist rental ban wasn't being enacted as part of a new law, but was rather due to a decree law [PDF] passed by the Parliament of Catalonia in 2022 that allows officials in the region to force landlords to offer affordable housing. 

The decree law, originally passed in 2019, gives officials the right to "compulsory expropriation" of housing properties that have been "vacant without justified cause" for over two years, or those that qualify as protected housing that "is not used as a habitual and permanent residence" – namely, a short-term tourist rental. 

"We are confronting what we believe is Barcelona's largest problem," Collboni reportedly said at a government session last week. Skyrocketing rent prices and a shortage of available properties have been an issue in Barcelona for years. The city has long marketed itself as a hub for tech companies , which has also been blamed for the rise in rents.

Barcelona's move to claw back those apartments is authorized by the decree law, the city declared, "to ensure that as many apartments as possible are used for residential and non-tourist purposes, thus increasing the city's housing stock."

"By November 2028, there will be no tourist apartments in Barcelona," city officials noted, with considerable finality. 

Both Airbnb and Vrbo, two of the top short-term rental providers, heavily market their presence in Barcelona. Given they both stand to lose considerable revenue from the city's move – not to mention the effect the decree law may have had on their rentals outside the city elsewhere in the region – it would make sense the pair would have some strong opinions. 

Neither responded to our requests for comment, and neither has released a public statement as of writing. 

That said, politicians in Spain and a local tourist rental advocacy group both argued the move is a bad one. Politicians claimed the move will infringe on private property rights, and landlord advocates say it will only lead to a boom in illegal apartment rentals. ®
