At long last, “the One” is opening its doors to a new owner.

The 105,000-square-foot Bel Air megamansion, which took well over 10 years to build, has come across its share of logistical and legal problems over the years, but was finally sold at auction on March 3. While the original auction asking price was $295 million—itself a reduction from the $340 million listing price in 2021, and the $500 million price tag before that—the home ended up selling for $126 million. The new owner will actually shell out $141 million, which is the sale price plus the 12% buyer premium to Concierge Auctions .

This price is likely a disappointment to the megamansion’s developer, the controversial Nile Niami , and his investors, and it falls short of being the most expensive home sale in California —or even in Bel Air . But the One does now rank as the most expensive home ever sold at auction.

Now that sale saga has concluded, we’re revealing a private look at just what $126 million will get you with this video tour of the jaw-dropping residence led by agents Branden and Rayni Williams of the Beverly Hills Estates, who shared the Bel Air listing with Aaron Kirman of Compass:

The sprawling mansion is the brainchild of developer and former film producer Niami, who commissioned renowned Los Angeles architect Paul McClean to execute the larger-than-life project. Last October the property filed for Chapter 11 bankruptcy, so instead of listing for $500 million as was originally planned, it ended up hitting the auction block for $295 million.

While that price tag may sound outlandish, there’s no denying the home’s bevy of amenities make it unique, even among other jaw-dropping estates in Los Angeles.

For starters, the One has an enviable location—it’s perched atop a lofty hilltop and enjoys 360-degree views of the bustling city below. “Imagine being the king of the hill and really standing on a property where you’re looking down an entire city,” Rayni Williams tells Robb Report, “And all the while you have a complete compound that encompasses everything you love and everything that’s important to you.”

It’s true that the 21-bedroom property appeals to almost any hobby or interest. For the automotive enthusiast there’s a 30-car garage on the subterranean level, complete with two turntables for showcasing your most bragworthy marques. If you’re more of the fitness type, the third floor has its own gym and lap pool, plus a four-lane bowling alley, a hair salon and juice bar (great for post-workout smoothies and the like). Also on this level is the movie theater for cinephiles, the 10,000-bottle wine cellar for vino enthusiasts and the cigar lounge for those who’d rather just unwind with a stogie.

Meanwhile the primary bedroom alone is larger than most New York City apartments at 5,000 square feet, and has its own sitting room, massive his and hers closets and an office. And for visiting guests who’d prefer a separate building entirely, there’s a 4,500-square-foot guest house on the grounds as well.

A set of infinity pools create a sort of moat that surrounds the main home, further adding to the “castle on a hill” vibe. But it’s just one of many reasons you’ll want to spend time outdoors here. The 10,000-square-foot roof deck, for instance, has spectacular views of the city—the mansion’s elevator stops here, too, so you won’t have to hoof it up the stairs.

Obviously the One makes for a great party pad, doubly so because it has its own in-house night club. “We call it the philanthropy wing because it’s similar to something in the Pritzker Estate where they host thousands of people for charity events,” says Rayni Williams.

Put all of the above together and the home makes a lot of sense for our current real estate landscape, when buyers want as many built-in amenities as possible—that way, even if another quarantine period were to occur, everything they need is already on site.

Still, a gargantuan home like this one wouldn’t be everyone’s cup of tea. “Obviously it’s not for everybody,” says Branden Williams. “But for the people it is for, it doesn’t get better than this.”

Unfortunately, the One’s new owner— Richard Saghian, founder and CEO of apparel company Fashion Nova—will have to wait just a little longer to find that out firsthand. It’s expected to take several more months of construction and somewhere around $20 million to finish the home and then obtain a certificate of occupancy.

The Property Line: 3D Home Tours Let Buyers Explore From Afar

As you browse homes for sale online, digital slideshows dish out equal helpings of information and frustration. Every photo frames what the seller wants you to see. Want to shift your gaze to the right and inspect that shower head? Tough.

But now you can virtually walk inside a home and look up, down, left and right with technology that functions like Google Street View for a home's interior. It's called a 3D home tour. It conveys more information than a slideshow and reduces the need for in-person showings.

3D home tours expand

Before the COVID-19 pandemic, 3D home tours gave home sellers a cool way to make their listings stand out. But with the emergence of the disease, sellers felt uncomfortable allowing strangers into their homes, where they could spread coronavirus. Home buyers worried about their health, too. Suddenly 3D home tours were perceived as a safety feature. March saw a jump in the creation of 3D tours, and they attracted more online visitors.

3D home tours are still a novelty, but buyers will come to expect them in online listings. That evolution might happen quickly: Despite stay-at-home orders, buyers have remained on the hunt, and sellers offering 3D tours find enthusiastic audiences.

How 3D home tours work

Companies and products such as Matterport, VPiX and Zillow 3D Home allow users to electronically stitch together photographs, allowing prospective buyers to look around as they virtually walk through the home.

"It's almost like you are there. You can look up, you can look down — there's so much you can do," says Volkie Yelkovan, Matterport's director of product marketing.

You can see things in a 3D tour that you can't see in regular photos, says Kris Lindahl, CEO and founder of Kris Lindahl Real Estate in the Minneapolis suburb of Blaine, Minnesota. "Maybe you want to see in more detail the backsplash, or you want to see what the countertops look like where they meet the wall, or how much space is between the fridge and countertops."

3D home tours are efficient

Compared with in-person showings, 3D home tours possess the advantage of being available at all hours.

"This is a 24/7 open house," Yelkovan says. "You don't have to depend on an agent's or seller's availability."

Rachel Street, a real estate agent, general contractor and host of "Philly Revival" on DIY Network, expects 3D home tours to become the norm "because buyers can narrow down their list before they see [homes] in person."

The result will be fewer in-person showings. But when potential buyers request a real-life walk-through, it will be a sign of serious interest, as they likely will already have visited virtually through a 3D home tour.

Limitations of 3D home tours

A 3D home tour doesn't supply all the information that a cautious buyer needs before making an offer. For example, "Does it smell like animals — or worse, mold?" Street says. "What's the neighborhood like?"

You have to visit in person to hear neighborhood noise, measure the strength of cell-phone reception, test broadband speed, scope out parking availability and judge the condition of neighbors' homes.

What's next?

3D home tours can be supplemented (or replaced) by video showings via FaceTime or Skype, during which your real estate agent carries a smartphone through the house while answering questions. Buyers can direct their agent to focus the camera on the things they care about, Street says.

And, yes, technology exists for buyers to don virtual reality headsets and "walk" through homes immersively. But virtual reality hasn't taken off, Yelkovan says, and it seems like overkill when you can get the information you need on a computer or tablet.

Nerdy tips to keep in mind

Pay attention to pricing: Matterport and VPiX offer subscription plans to real estate agents, and professional photographers often do the work. If the agent wants to pass along some of the cost to the seller, that's subject to negotiation. Zillow 3D Home is a free app, and the seller or seller's agent can take the photos with a supported camera or hire a photographer.

Beware buying without visiting: It's possible to buy a home without setting foot in it, with or without using a 3D virtual tour. But you can't experience smells or sounds through a virtual tour. An in-person visit is recommended.

Get a home inspection: No matter how comprehensive the 3D virtual tour is, it's always a good idea to include a home inspection contingency in the purchase contract. Yes, even if it's a new construction.

In the eleventh episode of Listing Price , we tour three houses based in Idaho, Georgia, and California. Although separated by many miles, each house has something in common, including stellar backyards and dazzling open-concept layouts.

Real estate agents selling multimillion-dollar homes have embraced the TikTok tour trend, giving viewers a sneak peek inside everything from megamansions to penthouse suites. But the videos aren’t just eye candy, they’re attracting sales and getting the next generation of buyers hooked.

It comes amid a slowing down of the U.S. property market . In 2023, Wells Fargo  expects a drop in  new-home sales  (-6.5%),  existing-home sales  (-13.1%), and single-family housing starts (-12%), as well as a 5.5% decline in U.S. home prices. By December 2022, mortgage purchase applications were down over 40% on a year-over-year basis.

But search for #property on TikTok and you’ll be one of the 3 billion viewers who have looked up the content. Even greater is the power of the walk-around, with #housetour getting 10.1 billion views; #realestate has 21.6 billion, while #luxuryhomes gets 3.3 billion.

Both an appetite for escapism and aspiration are driving the trend, said Andres Rivadeneira, a Toronto-based agent who has amassed more than 1 million likes on his property content. When he first began posting videos in 2021 he could “never” have imagined the impact it would have on his business—both in generating interest for properties and sourcing new stock.

He explained: “I had a video which went viral but it was for an apartment which had already sold—you can’t time when things really take off. It had been bought by someone who hadn’t seen the property via TikTok but I was still getting so many messages about it. I was out when a couple approached me who recognized me from TikTok and introduced themselves as the buyers. I told them how much interest I still had and they said if I could find them a good deal, they’d be open to selling.

“So I was like, ‘Game on,’ One of the buyers through TikTok made them an offer and they made a $250,000 profit in less than 30 days. The original buyers never even moved in, they were just in possession of it.”

Rivadeneira added that thanks to TikTok’s global reach, exposure is not only driven by likes, views, comments, and shares, but by producing content which people are “nosy” enough to want to watch.

“Luxury property tours are interesting to people either because they want to virtually look through the windows of a place or because they’re in the minority who would maybe buy it. I get a lot of calls about my properties from people living in high-value markets like London, New York, or Australia. The content around: ‘This is how much you can get for your money here versus there’ is really interesting to people, and that drives a lot of engagement,” he added.

Hindsight is a wonderful thing when it comes to the world of content creation. The reason a video blows up is often clear after it’s been seen millions of times, said Canadian real estate agent Miranda Caldwell; however, if you try to create a viral video it’s less likely to do so.

The sales representative says her style is much more “indirect” than trying to sell the property as she uses the platform more for her own research and personal brand.

Caldwell explained she’s incredibly selective about the homes she tours, even turning down property requests if she feels it doesn’t fit with what her viewers turn to her for.

“To me my platform is mainly about research because I’m so interested in design and what people react to,” she says.

“What’s interesting is that in the luxury market and with a lot of people worrying about a recession, the videos I’m seeing do really well in terms of engagement are the more ‘humble’ properties. Instead of the flashiness, people like homes where you can see the human element as opposed to those houses that people say feel like doctor’s offices.

“I always prioritize the homes that have more charm and history and find that it’s the interactions from videos that don’t go viral which are really worthwhile. For example customers and other luxury agents I’ve met through TikTok tend to connect through comments on videos which haven’t had such a big reaction.”

Tycoons and business moguls are known for their extravagant and often eccentric housing choices. But one controversial entrepreneur has taken luxury mansions to new heights — 400 feet, to be precise.

Sitting on top of a 33-story luxury apartment complex in Bengaluru, India, this sky mansion is more than 40,000 square feet with two floors, a helipad, lush gardens, an infinity swimming pool, and a 360-degree viewing deck.

Irfan Razack , the chairman of Prestige Estates Projects, which is part of a joint development agreement to construct the tower, previously said of the project: "It was a challenge to construct the mansion on a huge cantilever at that height, but we have ensured we build it exactly the way it was conceived."

Prestige Constructions didn't respond to a request for comment from Business Insider.

The house has an estimated value of $20 million.

Another spectacular home owned by India's superrich is the Ambani family's Mumbai tower , Antilia. It cost an estimated $1 billion to build. It includes nine elevators, a 50-seat cinema, a full-service spa, a 168-car garage, and three helipads.

The Ambani residence is 27 stories high, though its many double-height ceilings mean it's closer in height to a traditional 40-story building.

The sky mansion in Bengaluru, though, was designed for the Indian businessman Vijay Mallya and is entirely separate from the apartments below.

There's a real possibility that Mallya won't ever get to live in the sky mansion.

Mallya was known as the " king of good times " for his opulent lifestyle, the Financial Times reported, but in March 2016, he fled India after defaulting on debts of more than $1 billion and facing fraud charges. He sought refuge in the UK.

When Mallya left, his mansion in the sky was still incomplete, reports in the Indian media said.

India has made numerous attempts to extradite the billionaire who made his fortune in the alcoholic-beverages business under the popular Kingfisher beer brand. According to recent statistics, in India, Kingfisher has a market share of 36% and has extended its presence to 69 countries, including Japan, Canada, New Zealand, and Norway.

Later in his career, Mallya tried his hand at the aviation industry and Formula 1 racing.

In August of last year, when asked about the possible extradition of Mallya back to India, Tom Tugendhat , the British minister of state security, told Press Trust of India: "We both have legal processes that must be gone through. But the UK government is absolutely clear, we have no intention of becoming a place where those who are seeking to evade justice can hide."

In January, The Times of India reported that a delegation composed of representatives from India's Central Bureau of Investigation, Enforcement Directorate, and National Investigation Agency was set to visit the UK to expedite the extradition of some of India's most wanted fugitives who had taken refuge in the UK.

The defense dealer Sanjay Bhandari, the diamond trader Nirav Modi, and Mallya were on the list.
